One parcel will contain 38,592 square feet and will contain Mr. Rohloff's residence with a 15 foot right--of-way adjacent to the newly created parcel which will contain approximately 20,480 square feet. The Board agrees with the reasoning of the applicant. The Board finds that strict application'of the Ordinance would produce practical difficulties or unnecessary hardship; the hardship created is unique and would not be shared by all.properties alike in the immediate vicinity of the property and in the same use district; and the variance will not change the character of the neighborhood and will observe the spirit of the Ordinance. On motion by Mr. Grigonis, seconded by Mr. Tuthill, it was RESOLVED, that Theodore Rohloff, 2870 Orchard Street, Orient, New York, be GRANTED permission to divide property with insufficient area and width as requested.
