REASON FOR APPEAL (x) A Variance to Section 280A Subsection 3 (X) A Variance to the Zoning Ordinance ( ) i~ requested for the reason that applicant wishes to divide her property and convey one southerly portion to her nephew, Leighlten H. Wigley and niece, Monika H. Wigley, so they may construct a one family permanent residence. The right-of-way leading from the premises to Grand Avenue has been in use for many years, having been first granted in 1910. A map of the property with proposed division is attached hereto. STRICT APPLICATION OF THE ORDINANCE would produce practical difficulties or unneces- sary HARDSHIP because the house and garage are located on the northerly portion of the property, creating an area on the south which is ex- cessive for applicants use. 2. The hardship created is UNIQUE and is not shared by all properties alike in the immediate vicinity of this property and in this use district because this is the only parcel in the area which presents a problem if not divided. 3. The Variance would observe the spirit af the Ordinance and WOULD NOT CHANGE THE CHARACTER OF THE DISTRICT because the building of an additional residence in the area, which is sparsely built upon, would tend to increase the usefulness and attractiveness of the area.
