The findings of the Board are that applicant is the owner of a lot of approximately 100 feet by 210 feet at 4600 Westphalia Read, Mattituck, and that the applicant has purchased Lots ~12, 13, 14 and part of 15 (Lots 4 and 5 as described in the Van Tuyl survey of September 2?, 1971) adjacent to the westerly side of his present lot. The house of applicant is located approximately ~ feet from the westerly' line and he wishes to increase the westerly portion of his present house lot to 161 feet total road frontage on a llne parallel with the present line. The effect of this will be to add 61 feet in width to his present lot size, making the lot 161 feet wide by approximately 210 feet deep. This will leave a lot of approximately 100 feet in width by approximately 22? feet in depth. The Board finds that this will reduce the projected density while Increasing the size of the two lots. The Board finds that strict application of the Ordinance would produce practical difficulties or unnecessary hardship; the hardship created is unique and would not be shared by all properties alike in the immediate vicinity of this property' and in the same use dlst~ict; and the variance will not change the character of the neighborhood~ and will observe the spirit of the 0rdluance.
