(E.D.S.T.), upon application of Flora Luce, Skunk Lane, Cutchogue, New York, for a variance in accordance with the Zoning Ordinance, Article III, Section 100-30 and Bulk Schedule for permission to set off lot with less than 40,000 sq. ft. area. Location of property: N/s Pine Tree Road "A" District, Cutchogue, bounded north by proposed road and other land of applicant; east by existing right of way; south by Pine Tree Road; west by Robert Krupski. Fee paid $15.00. 2. VARIANCE. By resolution of the Board it was determined that (a) Strict application of the Ordinance (would) (would not) produce practical hardship because difficulties or unnece~sar~ SEE REVERSE (b) The hardship created (is) (is not) unique and (would) (would not) be shared by all properties alike in the immediate vicinity of this property and in the same use districl because SEE REVERSE (c) The varia~e (does) (do~ not) ~se~e thespirit ~ t~ Ordinance and (wouM) c~nge thecharact~ ~ the ~strictbecause SEE REVERSE (would not) and therefore, it was ~er determined that the requested variance ( ) be granted ( ) be denied and that the previous decisions of the Building Inspector ( ) be confirmed ( ) be reversed. ~~~~'/ Marj ofie McDe~I~t ,- ~/~~Secretary FORM After investigation and inspection the Board finds that applicant requests permission to set off lot with less than 40,000 sq. ft. in area on the north side of Pine Tree Road, Cutchogue. The findings of the Board are that this will not increase the density of the area as some lots are 58,000 sq. ft. and 74,000 sq. ft. The right of way is a matter of convenience to the applicant and other property owners. The Board agrees with the reasoning of the applicant. The Board finds that strict application of the Ordinance would produce practical difficulties or unnecessary hardship; the hardship created is unique and would not be shared by all properties alike in the immediate vicinity of this property and in the same use district; and the variance will not change the character of the neighborhood, and will observe the spirit of the Ordinance. THEREFORE IT WAS RESOLVED, Flora Luce, Skunk Lane, Cutchogue, New York, be GRANTED permission to set off lot with less than 40,000 sq. ft. on the north side of Pine Tree Road, Cutchogue, as applied for. Vote of the Board: Ayes:- Messrs: Gillispie, Bergen, Grigonis, Hulse, Doyen.
