Beebe; west by Eugene's Creek. 2. VARIANCE. The Board finds that the proposed division would result in one lot of 38,500 sq. ft. ~ and one lot of 367500 sq. ft. ~ and that lots across the street are generally smaller than the two proposed lots. Lots #33, 34, 35~ 36 and 37 are all 100 ft. x 220 ft~ approximately~ which is considerably smaller than the proposed lots. T he Board agrees with the reasoning of the applicant. The Board finds that strict application of the Ordinance would produce practical difficulties or unnecessary hardship; the hardship created is unique and would not be shared by all properties alike in the imediate vicinity of this property and in the same use district; and the variance will not change the character of the neighborhood~ and will observe the spirit of the Ordinance.
