ChaI[~B~B ~ ~' "~'--' Marjor~e McDermott, Secretary
After investigation and inspection the Board finds that applicant requests
permission to divide property with less than required area and frontage on
premises located on the west side of Beebe Drive, Cutchogue, New York. The Board
finds that the proposed division would result in one lot of 38,500 sq. ft. ~ and
one lot of 367500 sq. ft. ~ and that lots across the street are generally
smaller than the two proposed lots. Lots #33, 34, 35~ 36 and 37 are all 100 ft. x
220 ft~ approximately~ which is considerably smaller than the proposed lots.
T he Board agrees with the reasoning of the applicant.
The Board finds that strict application of the Ordinance would produce
practical difficulties or unnecessary hardship; the hardship created is unique
and would not be shared by all properties alike in the imediate vicinity of
this property and in the same use district; and the variance will not change
the character of the neighborhood~ and will observe the spirit of the Ordinance.
THEPd~FORE IT WAS RESOLVED William Manning,.1507 South 7th Street, Aberdeen,
South Dakota,'be GRANTFaD permission to divide property with less than required
area and frontage on premises located on the west side of Beebe Drive, Cutchogue,
New York, as applied for.
Vote of the Board: Ayes:- Messrs: Gillispie, Bergen, Grigonis.

Pursuant to the requ/rements of Sections 13Z3 to 133Z of the Suffolk
County Charter, the above captioned application which has been re-
ferred to the Suffolk County Planning Commission is considered to
be a matter for local determination. The decision of local determina-
tion should not be construed as either an approval or a disapproval.
C, ornments: The Board of Appeals should cautiously exercise its dis-
cretionary power in granting such substandard lot area variances which only
serve to undermine the effectiveness of the zoning Ordinance, Alter the
character of the area and establish a precedent for the continuance of such
a practice.
