After investigation and inspection the Board finds that
applicant requests permission to divide property with insufficient
width and area on the north side of Private Road and the west side
of Camp Mineola Road, Mattituck. The findings of the Board are
that applicant is surrounded by lots that are of the same general
size and character, all of which are ~proved, and that this will
not change the character of the area. It is a unique and unusual
circumstance. The Board is in agreement with the reasoning of the
applicant.
The Board finds that strict application of the Ordinance
would produce practical difficulties or unnecessary hardship;
the hardship creaked is unique and would not be shared by all
properties alike in the immediate vicinity of this property
and in the same use district; and the variance will not change
the character of the neighborhood and will observe the spirit
of the Ordinance.
THEREFORE IT WAS RESOLVED, Paul and Jacqueline Kelly, 101
Wallace Street, Freeport, New York, be GRANTED permission to
divide property with insufficient width and area on the north
side of Private Road and west side of Camp Mineola Road, Mattituck,
as applied for.

1. STRICT APPLICATION OF THE ORDINANCE would produce practical difficuJties or unneces-

located almost in a one family residential area. Your deponent also
owns improved propsrty across the street from the proper~ty which
is the subject of this appea. All improved property in this
arsa is .on considerably small, er lots than that which your deponent
is asking' the Board of Appeals for permission to build upon.
2. The hardship created is UNIQUE and is not shared by ali properties alike in the immediate
vicinity of this property and in this use district because upon your deponent~s
investigation, and for the reasons mentioned above, al! property
located in this area is developed.with the exception of this
property-and the existing homesare all considerably smaller lots
ths~your deponent Ks suggesting to the Zoning Board of Appeals.

it was resolved that the Board would hold its next
meeting on July 11, 1974. The meetings are usually held
three weeks apart but because of the July 4th holiday
it was decided to make the next hearing date July llth.
