After investigation and inspection the Board finds that
applicant requests permission to construct accessory building
in front yard area, Lot No. 71, Map of Nassau Point Properties,
Cutchogue. The findings of the Board are that applicant has
a topographical hardship. The Board agrees with the reasoning
of the applicant.
The Board finds that strict application of the Ordinance
would produce practical difficulties or unnecessary hardship;
the hardship created is unique and would not be shared by all
properties alike in the immediate vicnity of this property
and in the same use district; and the variance will not
change the character of the neighborhood, and will observe
the spirit of the Ordinance.
THEREFORE IT WAS RESOLVED, Marion Ales, 329 Forest Road,
Douglaston, N. Y. be GRANTED permission to construct accessory
building in front yard area, as applied for, on property
located at Nassau Point Road, Lot No. 71, Map of Nassau Point
Properties, Cutchogue, New York, subject to the following
conditions:
1. That no portion of this garage shall be closer
than 200 feet to Nassau Point Road on the west.
2. That no portion of this garage shall be closer
than 15 feet to either side line.

Inspector~ with 3 sets of plans, accurate plot plan to scale. Fee according to schedule.
b. PIBt plan showing location, of lot and of buildings on premises, relationsh] p to adjoining premises or public streets or
areas, and giving a detailed description of layout ofproperty must be drawn on the diagram which is part of this application.
c. The work covered by this application may not be commenced before issuance of Building Permit.
d. Upon approva~ of this application, the Building Inspector will issue a Building Permit to the applicant. Such permit
shall be kept on the premises available for inspection throughout the work.
e. No building shall be occupied or used in whole or in part for any purpose whatever until a Certificate of Occupancy
shall have been granted by the Building Inspector.

Gentlemen:
On September 12, 1974 I appeared before you for the purpose
of obtaining a variance for a garage in the £ront yard area
of Lot ~ber 71, Nassau Point Road, Cutchogue~
At that time I showed you a ,working plot plan~ which approx-
imated the distance of 'the intended garage from the front
property line off Nassau }~oint Moad. The distance was set
at approximately 300 feet. Upon looking at the survey by
Van Tuyl the distance £or the intended garage should read
250 feet.
I am enclosing a co~y of this survey which indicates the
placement of the proposed ~arage and al~o sho~s, as you
asked, the location of the neighboring garage to the north~
which is approximately SO0 fee~ fro~ ~assau Point Road and
6 feet from the north property line. The garage we plan to
~uild on Lot 71 thus would ~e further aw~y fron the road
than that of the neighbor, by fifty feet.
I request, therefore~ that the ~approxim~tely ~0~ feet from
the road. authorized ~y the Board of ~ppeals, be reworded~
~Ithe~ to ~E~O feet from the road,~ or as was s~g~gested also,
~no closer to the road than the neighboring garage.~ This
distance, it appears, would be in harmony with the neighboring
properties~ and would not adversely affect the character of
the area.
