Subsection ................ paragraph .......... of the Zoning Ordinance, and the decision of the ~uilding Inspector ( ) be reversed ( ) be confirmed because, 8'- 15 P.M. (E.S.T.), Upon application of Edward H. Williams, IIX., Route 25, Orient, New:York, for a special ex- ceptipn in accordance with the Zoning Ordinance, Article III, Section 300,:Subsection 5 a, fgr permission to convert a one family dwelling into a two family dwelling. Location of property: north side Main Road, Or~nt, New York, bounded north by Lawrence Reybine, ,east by Rose Palm, south by Main Road, west by Lawrence Reybine. 2. VARIANCE. By resolution of the Board it was determined that (a) Strict application of the Ordinance (would) (would not) produce practical difficulties or unnecessary hardship because SEE REVERSE (b) The hard'ship created (is) (is not) unique and (would) (would not) be shared by all properties ali,ke in the immediate vicinity of this property and in the same use district because SEE REVERSE (c) The variance (does) (does not) observe the spirit of the Ordinance and (would) (~vould not) change the character of the district because SEE REVERSE and therefore, it Was further determined that the requested variance ( ) be granted ( ) be denied and that the previous decisions of the Building Inspector ( ) be confirmed ( ) he reversed. Dittmann, Secretary After investigation and inspection the Board finds that the applicant requests permission to convert a one family dwelling into a two family dwelling on the Main Road in Orient. The Board finds that the lot is undersized and does not meet the present requirements of the Zoning Ordinance for a two family dwelling. The lot is approximately 75 feet by 210 feet deep and entirely inadequate for two family occupancy. The Board finds that parking facilities for even two cars are inadequate. The Board points out that financial hardship is not considered a valid hardship in considering 'this~ type o~ application. The Board also points out that Orient is one of the areas.~n-Southold Town were there is a limited amount of fresh water,~therefore, said proposed two family dwelling womld, not be~in keeping.with the report of the professional water survey done for Southold Town. The~Board finds that the public convenience and welfare and justice will not be served and the legally, established or permitted use of neighborhood property and adjoining use districts will be permanently of substantially injured and the spirit of the Ordinance will not be observed. Therefore, it was RESOLVED Edward H. Williams, III, Route 25, Orient, New York, be denied permission to convert a one family dwelling into a two family dwelling on property located on the north side Main Road, Orient, New York.
