After investigation and inspection the Board finds that
the applicant requests permission to construct garage and
breezeway to existing dwelling with insufficient front yard
setback. The Board finds that the applicant has a double
hardship in that he has an irregularly shaped lot and two
front yards because this is a corner lot. The Board agrees
with the reasoning of the applicant.
The Board finds that strict application of the Ordinance
would produce practical difficulties or unnecessary hardship;
the hardship created is unique and would not be shared by all
properties alike in the immediate vicinity of this property
and in the same use district; and the variance will not change
the character of the neighborhood, and will observe the spirit
of the Ordinance.
On motion by Mr. Hulse, seconded by Mr. Grigonis, it was
RESOLVED John & Margaret Rose, Laurelwood Road & Woodside
Lane, Laurel, New York be GRANTED permission to construct
addition to existing dwelling with insufficient front yard
setback, as applied for, on property located at N/E corner of
Laurelwood Road & Woodside Lane, Laurel, New York, Map of
