AppealNo. 2056 Dated June 6, 1975
ACTION OF THE ZONING BOARD OF APPEALS OF THE TOV~N OF SOUTHOLD
To J. Randolph Ryan

(c) The variance (does) (does not) observe the spirit of the Ordinance and (would)

and therefore, it was further determined that the requested variance ( ) be granted ( ) be denied and
that the previous decisions of the Building Inspector ( ) be confirmed ( ) be reversed.
After investigation and inspection the Board finds
that applicant requests permission to rebuild garage with
alterations on the east side of Hedge Street, Fishers
Island, N. Y. The findings of the Board are that garages
on Hedge Street are commonly in the front yard, many of
them closer to the street than the proposed garage. The
Board agrees with the reasoning of the applicant.
The Board finds that strict application of the Ordinance
would produce practical difficulties or unnecessary hardship;
the hardship created is unique and would not be shared by
all properties alike in the immediate vicinity of this
property and in the same use district; and the variance will
not change the character of the neighborhood, and will
observe the spirit of the Ordinance.
THEREFORE IT WAS RESOLVED, J. Randolph Ryan, South
College, Wesleyan University, Middletown, Connecticut
be GRANTED permission to rebuild garage with alterations,
as applied for, on the east side of Hedge Street, Fishers
Island, New York, subject to the following condition:
That the garage may not include cooking facilities.
Vote of the Board: Ayes:- Messrs: Gillispie, Grigonis,
Hulse.

Dear ~lr. I-erry:
I wish to apologize For the lengthy delay in my Filing of
the enclosed applications For e building permit and a special
exception For my garage remodeling project on Hedge Street,
Fisherfs Island. Subsequent to my receiving the application
Forms From you early last December, a combination of Family
and work problems intervened and made it impossible to give
earlier attention to this matter. In the meantimet however,
no Further work has been done on the project.
I believe you will Find the applications to be completer
although I should point out that the plot diagram is based on
actual measurements. ' I do not have a Formal survey indicating
the precise garage location with respect to property lines,
but I bet&eve such a plan may be in your Files in Southold. In
any case, the foundation line of the garage is not changed. I
have enclosed a snapshot of the garage taken about December I~
when work was suspended, to demonstrate the setback.
I hope you will let me know if Further information
is required.
