~~'~a~ ~rie~Dermot t, Secretary
After investigation and inspection the Board finds
that applicant requests permission to construct addition to
existing dwelling with insufficient front yard setback on
Private Road off W/S of Private right of way, Camp
Mineola Road & Reeve Avenue, Mattituck, N. Y. The findings
of the Board are that this is the most logical area in which
to expand the house and that the applicant proposes to raise
the house to offset the possibility of high tides. The
property is located on a dead-end right of way and neighbors
are in complete sympathy with this application.
The Board finds that strict application of the Ordinance
would produce practical difficulties or unnecessary hardship;
the hardship created is unique and would not be shared by
all properties alike in the immediate vicinity of this
property and in the same use district; and the variance will
observe the spirit of the Ordinance.
THEREFORE IT WAS RESOLVED, George Ahlers Builders, Inc.,
250 Cox Lane, Cutchogue, New York a/c Myles & Barbara Hart,
23 Crossby Road, Huntington, New York be GRANTED permission to
construct addition to existing dwelling with insufficient
front yard setback on Private Road off W/S of Private right
of way, Camp Mineola Road or Reeve Avenue, Mattituck, N. Y.,
as applied for.
Vote of the Board: Ayes:- Messrs: Gillispie, Bergen, Hulse.

REASON FOR APPEAL O Continued O
1. STRICT APPLICATION OF THE ORDINANCE would produce practical difficulties or unneces-
so~ HARDSHIP because the pr.poled addition sad desk are loeated to make
maximum use of tho view vhieh vas tbs reason for the purohase of the
property. If permission ia denied the interior floor plan amd trestle
flow will not work as d?sifnodt,.,,. .
2. The ha~shipcrea~dis UNIQUEandisnotshared by all prope~ies alike in the immolate
vicinity ofthispropedy andinthisuse district becausemost
although built sloss to their property lines, have su~flelent room
ne~?o~f6r~,~ut~ 8ma&~AddX*Xobb~ ~,Moe4 are built for year round
uso. This home is Just · shell end must be eompleted~mnd~addo~ to
fez this largo family to use. This homo is
in the rospoot that tho front lot line breaks ut an anglo end tho
house vas built end situated on tbs lot be~ore zoning in Southold
Town went into e~feet.
3. The Variance would obse~e the spirit ofthe Ordinance and WOULD NOT CHANGE THE
CHARACTER OF THE DISTRICT because most of the homes ara built sloss to t~oir
respeotive property lines. This ts basioslly a summer oommunity with
only one or two year round residents. Tbs owner has eontaeted the
ed3aoont property owners end none of them have any obis.ti.ns to tho
addition. We feel for these reasons, tko spirit of the ordinaries
would be observed and the eharaeter of the distrtot would not ehange.
