Griffing, Jr., Esq. a/c Anna Loria, First Street, New Suffolk, New York, for a variance in accordance with the Zoning Ordinance, Article III, Section 100-30 for permission to use land for parking. Location of property: east side First Street, New Suffolk, N. Y., bounded on the north by A. Levesque & Wf.; on the east by Peconic Bay; south by now or formerly A. Wood; west by First Street. Fee paid $15.00. 2. VARIANCE. By resolution of the Board it was determined that (a) Strict application of the Ordinance (would) (would not) produce hardship because SEE REVERSE practical difficulties (b) The hardship created (is) (is not) unique and (would) (would not) be shared by all properties alike in the immediate vicinity of this property and in the same use district because SEE REVERSE (c) The variance (does) (does not) observe the spirit of the Ordinance and (would) change the character of the district because (would not) SEE REVERSE and therefore, it was further determined that the requested variance ( ) be granted ( that the previous decisions of the Building Inspector ( ) be confirmed ( ) be reversed. Y. for parking purposes in conjunction with his business. The Board finds that the applicant has greatly improved the lot under application. The Board is of the opinion that this would assist in the management of traffic in this area. The Board finds that strict application of the Ordinance would produce practical difficulties or unnecessary hardship; the hardship created is unique and would not be shared by all properties alike in the immediate vicinity of this property and in the same use district; and the variance will not change the character of the neighborhood, and will observe the spirit of the Ordinance. THEREFORE IT WAS RESOLVED, Stephen F. Griffing, Jr., Esq. a/c Anna Loria, First Street, New Suffolk, New York,be GRANTED permission to use land for parking, as applied for on property located on east side of First Street, New Suffolk, New York, subject to the following conditions: (1) That a buffer zone of ten (10) feet be provided on the northerly boundary. STRICT APPLICATION OF THE ORDINANCE would produce practicaldifficultiesorunneces- sa~ HARDSHIP becau~ applicant's son and husband operate Captain Marty's Fishing Station on two (2) parcels of land situate on the North and South side of King Street adjacent to the premises. That in order to operate their business in their efficient and orderly manner, it is necessary to have parking for their customers who rent boats and motors from the fishing station. There is presently an inadequacy of offstreet parking. 2. The hardship created is UNIQUE and is not shared by all propedies ali~ ~in the immediate vicini~ of this prope~y and in this use district bemuse the nature of the business operated by applicant's husband and son on adjoining property requires parking facilities for its customers. The fishing station business from its very nature requires a large parking area for their customers. Whereas, the business such as a retail store would not need or require offstreet parking in this area. 3, The Variance would obse~e the spirit ofthe Ordinance and WOULD NOT CHANGE THE CHARACTER OF THE DISTRICT becau~ the water front area along First Street and King Street and adjacent streets has not developed over the years in an orderly manner. There are single-family dwellings interspersed among existing business, some of which are pre-existing to Zoning and others which are zoned properly for b~siness.
