SEE REVERSE ~ ~t"-)lCI;~' ,,~ Z~ING BOARD OF ~EALS /
~ ~rj~ McDe~ott, Secretary
After investigation and inspection the Board finds that
applicant requests permission to construct new one family
dwelling with insufficient side yard areas on property
located on the north side of Third Street, Laurel, New York.
The findings of the Board are that applicant is the owner of
a 50 foot lot which was created long before zoning was
initiated in Southold Town. In order to get room sizes
of a sufficient size they require a 39 foot wide house. Other
houses in the immediate vicinity are built close to the lot
lines. The new house will replace the burned out dwelling
belonging to Mr. and Mrs. Mulligan and will be an improve-
ment to the neighborhood. The Board agrees with the
reasoning of the applicant.
The Board finds that strict application of the Ordinance
would produce practical difficulties or unnecessary hardship;
the hardship created is unique and would not be shared by all
properties alike in the immediate vicinity of this property
and in the same use district; and the variance will not
change the character of the neighborhood, and will observe
the spirit of the Ordinance.
THEREFORE IT WAS RESOLVED, George Ahlers, 250 Cox Lane,
Cutchogue, New York a/c William Mulligan, Third Street, Laurel,
New York be GRANTED permission to construct new one family
dwelling with insufficient side yard areas on property located
on the north side of Third Street, Laurel, New York, as applied
for.
Vote of the Board: Ayes:- Messrs: Gillispie, Bergen,
Grigonis, Hulse.

1. STRICT APPLICATION OF THE ORDINANCE would produce practical difficulties or unneces-
sary HARDSHIP because
Tho lot is so snail it is impossible to build · conventionally
~ae lot. w~ sin not gdt '
size if the house wore only 37, wide.
2. The hardship created is UNIQUE and is not shared by all properties alike in the immediate
vicinity of this property and in this use district because This lot wes ere&tod long
be.fo.~ ,uo~l.~u~ ,~&X~ited:~t~t' Sou~io.ld Town. Most other lots
in tho immedieto vicinity comprise more than one 50, vide lot.
3. The Variance would observe the spirit ofthe O~inance and WOULD NOT CHANGE THE
CHARACTER OF THE DISTRICT because Tho existing housos ore built close to
tho lot lines end the homes ore ell sm&ll0 so that &aether house
built close to tho lot l~no would not ehanfe ~o district. Mr.
end Mro, Mulligan were burned out at their old homo on thts lot,
This ney home would be a vest m improvement to the whole neighborhood.
I believe fronting at the vsrieneo would be in koeptnf with the gpirtt
of tbs ordinance,
