After investigation and inspection the Board finds that
applicant requests permission to construct dwelling with
insufficient setback on private right of way located on
Manhanset Avenue & R.O.W., Greenport, New York. The findings
of the Board are that this property is in single and separate
ownership and there is no way to enlarge the lot. The
Board agrees with the reasoning of the applicant.
The Board finds that strict application of the Ordinance
would produce practical difficulties or unnecessary hardship;
the hardship created is unique and would not be shared by all
properties alike in the immediate vicinity of this property
and in the same use district; and the variance will not
change the character of the neighborhood, and will observe
the spirit of the Ordinance.
THEREFORE IT WAS RESOLVED, Angelo Angona, 57 Holes Place,
Lynbrook, N. Y. be GRANTED permission to construct dwelling
with insufficient setback on private right of way, Manhanset
Avenue & R.O.W., Greenport, New York, as applied for, subject
to the following conditions:
1. That the house shall be located no closer than
35 feet to Manhanset Avenue.

That the house shall be located no closer than 10 feet
to the westerly side line, and no closer than 15 feet
to the easterly side line.

will most nearly meet the setback requirements of any plan we have
considered. The house will be for one family occupancy and not

a. This application must be completely filled in by typewriter or in ink and submitted in triplicate to the Building
Inspector, with 3 sete of plans, accurate plot plan to scale. Fee according to schedule.
b. Plot plan showing location of lot and of buildings on premises, relationship to adjoining premises or public streets al
areas, and giving a detailed description of layout ofproperty must be drawn on the diagram which is part of this application.
c. The work covered by this application may not be commenced before issuance of Building Permit.
d. Upon approval of this application, the Building Inspector will issue a Building Permit to the applicant. Such permit
shall be kept on the premises available for inspection throughout the work.
e. No building shall be occupied or used in whole or in part for any purpose whatever until a Certificate of Occupancy
shall have been granted by the Building Inspector.

Because of the fact that there was no plot plan
or survey in your appeal folder, the Board of Appeals
was unable to make a decision at the May 22nd meeting.
We have now received copies of your survey and the
Board will study your appeal and come to a decision
at our next ~eeting which will be held on June 12, 1974.

Dear Mr. Stankevich:
There was a public hearing, which was legally
advertised, held on May 22, 1975 on the petition of
An~elo Ancona. Decision of the Board was postponed
until June 12th or un,ii r~c~ipt of a ploU plan.
On June 12, 1975 thu board found gha~ this property
is in single and separate ownership, and that there is
no way to enlarge the lot. The Board agrees with the
reasoning of the applicant.
THEREFORE IT WAS RESOLVED, An lo An ona be
GRANTED permission to construct dwelling with in-
sufficient setback on private right of way, Manhanset
Avenue & R.O.W., Greenport, N. Y., as applied for,
subject to the following conditions:
I. That the house shall be located no closer than
