By resolution of the Board it was determined that (a) Strict application of the Ordinance (would) (would not) produce hardship because SEE REVERSE practical difficulties (b) The hardship created (is) (is not) unique and (would) (would not) be shared by aH properties alike in the immediate vicinity of this property and in the same use district because SEE REVERSE (c) The variance (does) (does not) observe the spirit of the Ordinance and (would) change the character of the district because SEE REVERSE (would not) and therefore, it was further determined that the requested variance ( ) be granted ( ) be den~ed and that the previous decisions of the Building Inspector ( ) be confirmed ( ) be reversed, ~' ~ ~~~eev:~, Secretary Pro Tem Southold Town Board of Appeals After investigation and inspection the Board finds that the applicant is requesting permission to construct attached garage with insufficient setback on dwelling which pre-existed the Ordinance. The location of the house is not parallel to' the front, rear, or side yards of the property, therefore making it difficult to locate addition. The Board agrees with the reasoning of the applicant. The Board finds that strict application of the Ordinance would produce practical difficulties or unnecessary hardship; the hardship created is unique and would not be shared by all properties alike in the immediate vicinity of this property and in the same use district; and the variance will not change the character of the neighborhood, and will observe the spirit of the Ordinance. On motion by Mr. Grigonis, seconded by Mr. Hulse, it was RESOLVED Thomas Conrad, 7020 North Bayview Road, Southold, New York be GRANTED permission to construct garage in front yard area as applied for.
