REASON FOR APPEAL Continued
1. STRICT APPLICATION OF THE ORDINANCE would produce practical difficulties or unneces-
sary HARDSHIP because the parcel is oversized compared to the otM r parcels in
the community. Applicant seeks to create two (2) parcels each having an area
of approximately one-half (½) acre. Each parcel would have frontage on Woodcllff
Drive of approximately 103 feet.
2. The hardship created is UNIQUE and is not shared by oil properties alike in the immediate

the rest of the neighborhood.
3. The Variance would observe the spirit of the Ordinance and WOULD NOT CHANGE THE
CHARACTER OF THE DISTRICT because the resulting parcels would each be approximately
one-hal~ (½) acre and would confiwm generally in size and shape to the other lots in
the neighborhood.
