After investigation and inspection the Board finds that the
applicant requests permission to divide property with insufficient
width and area, south side Ole Jule Lane, Mattituck, New York.
The findings of the Board are that this lot division would be
entirely suitable and comparable to the size of other lots in
the area.
The Board finds that strict application of the Ordinance
would produce practical difficulties or unnecessary hardship;
the hardship created is unique and would not be shared by all
properties alike in the immediate vicinity of this property and
in the same use district; and the variance will not change the
character of the neighborhood, and will observe the spirit of
the Ordinance.
THEREFORE IT WAS RESOLVED, Ernest E. Wilsberg, Ole Jule Lane,
Mattituck, New York, be GRANTED permission to divide property with
insufficient width and area, south side Ole Jule Lane, Mattituck,
New York, as applied for.

1. STRICT APPLICATION OF THE ORDINANCE would produce practical difficulties or unneces-
sory HARDSHIP because
The applicant purchased the premises in two separate parcels, but since
title was taken in same name there is a merger of title between the
twC\ parcels creating an oversized piece for the neighjlorhood.
Applicant seeks to create two building parcels. Each parcel would
be approximately one half acre with frontage on Old Jule Lane of
approximately 90 feet per parcel.
2. The hardship creoted is UNIQUE and is not shared by all properties alike in the immediate
vicinity of this property and in this use district because
The parcel is oversized compared to the rest of the neighborhood.
3. The Variance would observe the spirit of the Ordinance and WOULD NOT CHANGE THE
CHARACTER OF THE DISTRICT because

YOU ARE HEREBY GIVEN NOTICE:
1. That it is the intention of the undersigned to petition the Board of Appeals of the Town of South old
to request a (Variance) (Special Exception) (Special Permit) (the following relief: For permission to
divide property into two parcels each having an area of approximately one half acre. l.
2. That the property which is the subject of the Petition is located adjacent to your property and is des-
cribed as follows: Ronnnp.n on thp. Wp.st by Wilsberg: South bv Zebroski: East bv
Miller; North by Old Jule Lane.
3. That the property which is the subject of such Petition is located in the following zoning district:

4. That by such Petition, the undersigned will request the following relief: PPT'Tn;<l<l;nn tn
nhTinp pT'opf>rty into two parcel!'!, approximately one half acre each with
frontage of approximately 90 feet per parcel.
5. That the provisions of the Southold Town Zoning Code applicable to the relief sought by the under-
signed are: Article lIT 100-31 and Bulk and Parking Schedule.
6. That within five days from the date hereof, a written Petition requesting the relief specified above will
be filed in the Southold Town Clerk's Office at Main Road, Southold, New York and you mav then and there
examine the same during regular office hours.
7. That before the relief sought may be granted, a public hearing must be held on the matter by the
Board of Appeals; that a notice of such hearing must be published at least five days p. . r to the date of such
hearing in the Suffolk Times and in the Long Island Traveler-Mattituck Watchman ew apers p Iished in the
Town of Southold and designated for the publication of such notices; that you your eprese ive have the
right to appear and be heard at such hearing.
