1. STRICT APPLICATION OF THE ORDINANCE would produce practical difficulties or unneces-
sary HARDSHIP because applicant seeks to rearrange lot lines on a filed map. Due to
the fact that the applicant's house was constructed partly on Lot 29 and partly on
Lot 30 he seeks to rearrange the lot lines so as to create a building parcel to the
south of his house. 'The density in the neighborhood would not be increased and the
square footage of each parcel would be over 40,000 square feet each. The applicant
proposses to give to the interior parcel a strip 15 feet wide out to Leeward Drive,
and accordingly approval must also be given under Section 280 A, of the'Ibwn Law
for access to said interior parcel.
2. The hardship created is UNIQUE and is not shared by all properties alike in the immediate

vicinity of this property and in this use district because applicant's home was constructed on the
northerly e.nd of Lots 29 and 30 with part of said house on Lot 29 and part on Lot 30.
As stated above, the density would not b'e increased and the size of each redesigned par-
cel would be over 40, 000 square feet.
3. The Variance would observe the spirit of the Ordinance and WOULD NOT CHANGE THE
CHARACTER OF THE DISTRICT because the density would remain the same and only the
design and shape of the lots would be varied from the file map and would be in con-
formance with the general size of other lots within the community.
