is requested for the reason thot applicant desires to transfer a 100 foot frontage
parcel separately purchased as a separate parcel apart from applicant's
adjoining 100 foot frontage parcel. Each parcel has a 100 foot frontage
and at least 262 foot depth.

REASON FOR APPEAL
Continued
o
1. STRICT APPLICATION OF THE ORDINANCE would produce practical difficulties or unneces-
sary HARDSHIP because. it would prevent applicant from selling as a separate
dwelling house plot a parcel of real estate purchased separately and sim-
ilar in size to other dw~ing house plots in the vicinity. The real
estate tax bills have listed the two parcels as separate parcels and they
have been continuously billed separately. The North parcel was purchased
as a separate residential plot in 1966 and the South parcel was purchased
as a separate resi4ential plot in 1967. At ehetime, both plots were
legal size plots.
2. The hardship created is UNIQUE and is not shared by all properties alike in the immediate
vicinity of this property and in this use district because each parcel originally con-
formed to zoning requirements. and'most other properties in the area
are. of similar size.
3. The Variance would observe the spirit of the Ordinance and WOULD NOT CHANGE THE
CHARACTER OF THE DISTRICT because' the proposed varience would permit the
sale of lots similar in size to most other house plots in the vicinity.
