is requested for the reason that applicant desires to sell a 100 foot frontage
larcel (separately purchased as a separate parcel) apart from applicant's
adjoining residential plot. Each parcel has a frontage of 100 feet; and
each has a depth of approximately 190 feet.

1. STRICT APPLICATION OF THE ORDINANCE would produce practical difficulties or unneces-
sary HARDSHIP because it would prevent applicant from selling as a separate
,..~ dwelling house plot a parcel of real estate purcha8ed 8eparately
and similar in size to most other dwelling house plots in the vicinity.
The two parcels have continuously been billed on separate tax bills and
always considered as separate parcels.
2. The hardship created is UNIQUE and is not shared by 011 properties alike in the immediate
vicinity of this property and in this use district because each parcel was originally held
a8 a separate parcel by different owners and each originally coformed to
zoliog requirements. Most other properties in the area were of similar
size.
3. The Variance would observe the spirit of the Ordinance and WOULD NOT CHANGE THE
CHARACTER OF THE DISTRICT because the proposed sale would be of a lot similar
in size to most other home plots in the immediate viCinity.
