2. VARIANCE. By resolution of the Board it was determined that

After investigation and inspection, the Board finds that
the applicant requests permission to construct accessory building
in front yard area, Lupton Point Road, Mattituck, New York. The
findings of the Board are that the neighborhood has many resi-
dences which have the same problem.
The Board finds that strict application of the Ordinance
would produce practical difficulties or unnecessary hardship;'
the hardship created is unique and would not be shared by all
properties alike in the immediate vicinity of this property and
in the same use district; and the variance will not change the
character of the neighborhood, and will observe the spirit of
the Ordinance.
THEREFORE IT WAS RESOLVED, Joseph A. Esquirol, Jr., 1350
Lupron Point Road, Mattituck, New York, be GRANTED permission
to construct accessory building in front yard area, Lupton
Point Road, Mattituck, New York, as applied for, subject to
the following condition:
The building shall be located at least 15' from the
front yard line and at least 5' from the side yard line.
