REASON FOR APPEAL
(x) A Variance to Section 280A Subsection 3 and
(x) A Variance to the Zoning Ordinance
( )
is requested for the reason that applicant wishes to divide property approxima'biy
180 feet wide and 400 feet deep (containing 71,637 .quare feet) into twe
lot., one containing 40,000 square feet and an exi.ting dwelling, a wind-
mill and two small aheds, and the other containing 31,637 feet, an old
barn, four small .heds and an outhou.e. It i. intended that acce.a to

REASON FOR APPEAL

Continued
o
1. STRICT APPLICATION OF THE ORDINANCE would produce proctical difficulties or unneces-
sary HARDSHIP because unlesl the applicfDt il permitted to set off the rear
parcel al requested she will lurfer significant econom1~ injury.
2. The hardship created is UNIQUE and is not shared by all properties alike in the immediate
vicinity of this property and in this use district because although the lubdivilion adjoining
to the north and ealt of the subject propert~ containa large lets of over
an.acre each, and the parcel to the welt of the subject property I. ever
4.8 aore., le.1 than 25 feet from the northwest corner of the lubjeet
property there i. a lubdivision of 30 lots most of which are 100' x 125'.
In addition, accross the Main Road to the south of the subject 'property
the land is all zoned B-1 for General Business and is being appropriately
so used.
3. The Variance would observe the spirit of the Ordinance and WOULD NOT CHANGE THE
CHARACTER OF THE DISTRICT because the two loti taken aa a whole have lurfi-
cient area to cover over 89% of that required by the ordinance and the
public health, safety and welfare will not thereby be affected.

Re: Variance request of Alice Donenfeld scheduled for 9/15/77
Dear Board Members:
I was the original purchaser and together with partners sub-divided
the tract of Realty, adjacent on the East, to Ms. Donenfelds property.
Almost all of our property is still owned by the partners today and
I am writing on their behalf. I am very familiar with the exact
location of Ms. Donenfelds house and barn and property size. In
my oppinion both the house and barn are excellent examples of
architecture that are an asset to the areas character. I have person-
ally seen several barns located in Watermill and Southampton that
have been restored into beautiful single family dwellings. Restored
barn residences add to property values in the area and at the same
time their private ownership enables the town to preserve some of its
oldest architecture at no t~xpayers expense.
I believe that Ms. Donenfelds property is large enough to be sub-
divided into 2 parcels and have no obligation to her application
for same. As I recall, many smaller lots with houses built upon them
exist on a sub-division to the South and West of her property.
Please allow me to stress my sincere hope that your Board looks
favorably upon her application.
