After investigation and inspection, the Board finds that
the applicant requests permission to construct addition with
insufficient setback, south side Second Street at Main Street,
New Suffolk, New York. The findings of the Board are that the
Board is in agreement with the reasoning of the applicant.
The Board finds that strict application of the Ordinance
would produce practical difficulties or unnecessary hardship;
the hardship created is unique and would not be shared by all
properties alike in the immediate vicinity of this property and
in the same use district; and the variance will not change the
character of the neighborhood, and will observe the spirit of
the Ordinance.
THEREFORE IT WAS RESOLVED, Athanas Zamphiroff, Second
Street, New Suffolk, New York, be GRANTED permission to con-
struct addition with insufficient setback, south side Second
Street at Main Street, New Suffolk, New York, as applied for,
subject to the following condition:
There shall be no further enlargement of the remaining
bungalows on this property for purposes of winterization.

i. STRICT APPLICATION OF THE ORDINANCE wouId produce practica~ difficult-les or unneces-
sary HARDSHIP because applicant desires to winterize this particular bungalow, and
to extend the north wall eight feet to add a living room° The building is new very
small, containing only 560 square feet~ and cannot be reasonably adapted to year
round use without t~he addition° The cost of the proposed alterations will no% ex=
ceed 50% of the fair market value of the building°
2. The hardship creaCed is UNIQUE and is not shared by otl properties alike in the immediate
vicinity of this property end in this use district because this is eJ~e only property in
area so affected.
3. The Vorionce would observe the spirit of the Ordinonce and WOULD NOT CHANGE THE
CH, ARACTER OF THE DISTRICT because the addition is very small and will not affect
any other buildings. The other houses in the neighborhood are generally close
