After investigation and inspection the Board finds that
the applicant requests permission to construct addition with
insufficient setback, Highwood Road, Southold, New York. The
findings of the Board are that the applicant suffers a topo-
graphical hardship.
The Board finds that strict application of the Ordinance
would produce practical difficulties or unnecessary hardship;
the hardship created is unique and would not be shared by all
properties alike in the immediate vicinity of this property and
in the same use district; and the variance will not change the
character of the neighborhood, and will observe the spirit of
the Ordinance.
THEREFORE IT WAS RESOLVED, George N. Terry, 600 Highwood
Road, $outhold, New York be GRANTED permission to construct
addition with insufficient setback, Highwood Road, Southold,
New York, as applied for.

1. STRICT APPLICATION OF THE ORDINANCE would produce pr~ct[ca[ diffieu]tie.s or unneces-
sary HARDSHIP because to complete construction of the existing dwelling~
an open deck is planned, howevers due to the necessary placement of
the house because of the steep contour of the lot~ it will be necessary
to reduce the corner of the open deck to maintain the required 35
front yard setback° The lot is shallow~ llS~fto in dept~ and from the
rear of the house to the rear lot line.~ only the 25 ft. required rear
ysrd remains.
2. The hardship created is UNIQUE and is not shared by oil properties alike in Che immediate
vicinity of this property and in this use district because this lot ±s one of two lots in
this subdivision which has such a steep contour. To locate the ho~e
on the lot to the best advantage, it was necessary to place it at such
an angle, I was just able to maintain ~ne 25 ft~ rear yard setback.
3. The Variance would observe the spirit of Che Ordinance .nd WOULD NO~ CHANGE THE
