VARIANCE. By resolution of the Board it was determined that (a) Strict application of the Ordinance (would) (wou/d not) produce hardship because practical difficulties or unnecessary SEE REVERSE (b) The hardship created (is) (is not) unique and (would) (would not) be shared by all properties alike in the immediate vicinity of this property and in the same use district because SEE REVERSE (c) The variance (does) (does not) observe the split of the Ordinance and (would) change the character of the district because (would not) SEE REVERSE and therefore, it was further determined that the requested vartance( that the previous decisions of the SEE REVERSE FORM ZB4 ~ ) be granted ( ) be confirmed ( ) be reversed. The findings of the Board are that the lots were bought at separate times and will average, taken together, larger than the surrounding lots with one or two exceptions. The Board finds that strict application of the Ordinance would produce practical difficulties or unnecessary hardship; the hardship created is unique and would not be shared by all properties alike in the immediate vicinity of this property and in the same use district; and the variance will not change the character of the neighborhood, and will observe the spirit of the Ordinance. THEREFORE IT WAS RESOLVED, Esther R. The parcel as a whcle is very awkward due to the ~'L~ shape~ which lends itself to the proposed division. In the absence of a permit to divide, construction on one lot would leave the other lot virtually unuseable and of no particular benefit to the developed lot. 2. The property is surrounded by lots which are more or less rectangu~z~- in shape. 3.
