After investigation and inspection, the Board finds that the
applicants request permission to construct dwelling unit in business
building, north side Main Road, Mattituck, New York. The findings
of the Board are that this will improve the area. The applicants
have the right to use this as an apartment provided they comply with
all of the Board of Health requirements and the Building and Housing
Codes of the Town of Southold.
The Board finds that strict application of the Ordinance
would produce practical difficulties or unnecessary hardship;
the hardship created is unique and would not be shared by all
properties alike in the immediate vicinity of this property and
in the same use district; and the variance will not change the
character of the neighborhood, and will observe the spirit of
the Ordinance.
THEREFORE IT WAS RESOLVED, James and Deborah Navas, 30
3rd Street, Riverhead, New York, be GRANTED permission to construct
dwelling unit in business building, north side Main Road, Mattituck,
New York, as applied for, subject to the following condition:
The rear yard area, presently overgrown, shall be
converted to a parking lot for use by patrons of
the restaurant. Proper drainage shall be installed
subject to the approval of the Building Inspector.

Grigonis, Doyen.

1. STRICT APPLICATION OF THE ORDINANCE would produce practical difficulties or unneces-
sary HARDSHIP because applicant would be unable to live above business .
2. The hardship created is UNIQUE and is not shared by all properties alike in the immediate
vicinity of this property and in this use district because applicants need to live at
premises if. they are to improve it. They cannot afford it otherwise.
3. The Variance would observe the spirit of the Ordinance and WOULD NOT CHANGE THE
CHARACTER OF THE DISTRICT because nothing will change except that
applicant will be living above business and improving same.

1. That it is the intention of the undersigned to petition the Board of Appeals of the Town of SouthoJd

2. That the property which is the subject of the Petition is located adjacent to your property and is des-
