REASON FOR APPEAL
A Variance to Section 280A Subsection 3
A Variance ~o the Zoning Ordinance
ts requested forthe reasonthat a sign at the Route 27 entrance to the Vineyard
property is necessary to properly route traffic in and out of the Vine-
yard via Alvahs Lane. The sign would direct visitors to the Alvahs Lane
entrance to the Vineyard, and would read as follows: "Long Island
Vineyards, In~.~ Visitors enter on A!vahs Lane.~

REASON FOR APPEAL
Continued
1. STRICT APPLICATION OF THE ORDINANCE would produce practica] difficulties or unneces-
sary HARDSHIP because it -'~ould pz~oh±bit the ereotion of a directional sign
at the Route 27 entrance to the prope~ty~ in ~cha ~bsence of such a
signs a large vo!~e of traffic has been using this ~trance~ thereby
causing {!) disturbance of the property o~ners adjacent to the acces~
road on the East~ resulting in neigi~borhood friction~ {2) an ~udesirabie
~raffic situation on Route 27 at ~e entrance and~ ~3~ an additional
risk to the app!ice~t as a result of ~ue railroad crossing ~n the access
road from Route 27° The Alvahs Ls~e access road is in bettsr condition
th~% the Route 27 access road~ ~y ofapptic~ut~s visitors are from out-
of-toe, u% and. a directional si~cu% ~ouid De ~cst helpful and necessary to a
traveling motorist.
2. The hardship created [s UNIQUE and is not shared by oJi properties aJ]ke in the immediate
vicinity of this property and in this use district because the Vi~ey~d property has two
passable entrances~ one on Route 27 ~nd one on Alvahs Lane, The applicant
desires that Aivahs L~ne be the primary visitor's access~ a route ~.~&~ich
lies entirely over the land of the applicant~ It is co~m~.only kno~_m~
ho%vever~ that access to the Vineyard may be had via Route 27~ and~ thus~
a sign is necessary to alleviate the problem.
3. The Variance would observe the spirit of the Ordinance and WOULD NOT CHANGE THE
CHARACTER OF THE DiSTRiCT becau~ tl~e proposed sign %,outd be erected at an
actual entrance to the property ~ud on the property over which
applicant holds an easement° Although t~%e si?.~ ~-cu!d not ~ erected
on the fee interest of the app!ic~ut~ it f~ctionally would be an
premises sign and in harmony with the spirit of the ordinance. The

1. That it is the intention of the undersigned to petition the Board of Appeals of the Town of Southold
