STRICT APPLICATION OF THE ORDINANCE would produce practical difficulties or unneces- sary HARDSHIP because Petitioner would be unable to sell lot abutting his house. 2. The hardship created is UNIQUEond isnotshared by all properties alike in the immediate vicinity ofthisproperty and in this use district because most properties in this use district do not conform to the 150 foot road frontage and area re- quirements of the ordinance. 3. The Variance would observe the spirit of the Ordinance and WOULD NOT CHANGE THE CHARACTER OF THE DISTRICT because most properties in the area are about the same size in width as the subject property, as divided, if not smaller. The property can adequately handle two residences.
