After investigation and inspection the Board finds that the
applicant requests permission to construct a garage in his legal
front yard. The Board agrees with the reasoning of the applicant.
The adjoining properties have garages in their front yard areas,
and this will not affect the character of the area.
The Board finds that strict application of the Ordinance
would produce practical difficulties or unnecessary hardship; the
hardship created is unique and would not be shared by all properties
alike in the immediate vicinity of the property and in the same use
district; and the variance will not change the character of the
neighborhood and will observe the spirit of the Ordinance.
On motion by Mr. Tuthill, seconded by Mr. Grigonis, it was
RESOLVED that Rein Narma, 1000 Private Road (Hyatt Road),
Southold, New York, (Robert C. Wertz, Esq.) be GRANTED permission
to construct a garage in the front yard area. LoCation of property:
Private Road (Hyatt Road), Southold, New York, bounded on the north
by Long Island Sound; east by A. Gina; south by right-of-way; west
by R. A. Brown and P. R. Bie upon the following conditions:
(1) The size of the garage shall not exceed 25 feet by 25 feet.
(2) The garage shall be located 85 feet from the Private Road
and at least 5 feet from any property line.

DESCRIPTION
ALL that tract or parcel of land situate at Horton's Point, near
Southold, in the Town of Southold, County of Suffolk and State of New
York, bounded and described as follows:
BEGINNING at a concrete monument set at the Southeasterly corner
of the premises hereinafter described, on the Northwesterly side of a
50 Foot Private Road;
running thence North 64 degrees 50 minutes Westpartly along land of
Ragina Bie and partly along land of Ruth B~own, 556 feet to the ordinary
high water line of Long Island Sound;
thence )forth 34 degrees 42 minutes East along said ordinary high
water line, a tie line distance of lO1 feet to land of Anna Gina;
thence South 64 degrees 50 minutes East along said land 548 feet
to the Northwesterly side of the 50 foot private road mentioned above;
thence South 30 degrees l0 minutes West along said private rpad
100 feet to the monument set at the point or place of Beginning.
ALSO a right of way over said 50 foot strip of land reserved for a
road, abutting the southeasterly line of the premises herein described

ALSO a right of way 20 feet in width from Horton's Lane to the premises,
the southeasterly line being described as follows:
BEGINNING at a point on the northeasterly line of Horton's Lane 25
feet southeasterly along said line from the point of beginning of
the curve in said line as recently altered; running thence on a curve
to the left whose radius is 25 feet, and whose center is the point
of curve in said line of Horton's Lane, a'distance on said curve of
· $g.27 feet; thence wester)y on a curve to the left and ~arallel to
the northerly line of Horton's Lane and at all points d~stant 25 feet
therefrom, a distance on said curve of 87.54 feet; thence through
beach land now or formerly of Walter E. Hyatt, three courses, as follows:
1. North 14 degrees 59 minutes 20 seconds East 181.95 feet; thence
2..North 22 degrees 30 minutes West - 170 feet; thence
3. North 25 degrees lO minutes East 569.42 feet to the southwesterly line
of the premises herein described.
SUBJECT, however, to a right of way reserved by Walter E. Hyatt over
a strip of land 20 feet in width, the southeasterly line of which begins
at the terminus of last described right of way and runs across
the premises, North 25 degrees l0 minutes East 99.62 feet to other land
now or formerly ef Walter E. Hyatt.
