The property is abutted by the Suffolk County garage on one side and a commercial building on the other side. The Board agrees with the reasoning of the applicant that the construction of this new building will enhance the neighborhood. The Board finds that strict application of the Ordinance will produce practical difficulties or unnecessary hardship; the hardship created is unique and would not be shared by all properties alike in the immediate vicinity of this property and in the same use district; and the Variance will not change the character of the neighborhood, and will observe the spirit of the Ordinance. RESOLVED that J. C.
