By resolution of the Board it was determined that (a) Strict application of the Ordinance (would) (would not) produce practical difficulties hardship because SEE REVERSE (b) The hardship c~eated (is) (is not) unique and (would) (would not) be shared by all Properties alike in the immediate vicinity of this property and in the same use district because SEE REVERSE (c) The variance (does) (does not) observe the spirit of the Ordinance and (would) change the chara~er of the district because (would not) SEE REVERSE and therefore, it was further determined that the requested variance ( ) be granted ( that the previous decisions of the Building Inspector ( ) be confirmed ( ) be reversed. -- A FORM ZB4 .~'-~--=w~- gOgrU ..... ) be denied and O O After investigation and inspection the Board finds that the appli- cants wish to construct an addition to an existing dwelling on a lot 70 feet wide by 304 feet in length bordering on Pine Tree Road and Bittersweet Lane. The way the existing house is located the addition will have to be placed in the front yard thus varying the present front yard setback requirement. The Board agrees with the reasoning of the applicants. The Board finds that strict application of the Ordinance would pro- duce practical difficulties or unnecessary hardship; the hardship created is unique and would not be shared by all properties alike in the immediate vicinity of the property and in the same use district; and the variance will not change the character of the neighborhood and will observe the spirit of the ordinance. On motion by Mr. Tut~ill, seconded by Mr. Gillispie, it was RESOLVED, that Anthony and Louise Zotto, 50-42 185th Street, Flushing, New York, be GRANTED permission to construct an addition to an existing house with insufficient front yard setback as requested.
