The hardship created is UNIQUE and is not shared by all properties alike in the immediate vicinity of this property and in this use district because of the location of the site on a r/o/w, as aforesaid. 3. The Variance would observe the spirit of the Ordinance and WOULD NOT CHANGE THE CHARACTER OF THE DISTRICT because there are now two dwellings facing the r/o/w, which is used for access thereto.
