After investigation and inspection the Board finds that the
applicant is the owner of two lots which run from Sound View Avenue
to North Sea Drive in Southold, New York. She wishes to divide the
property the way her'~ parents originally bought it. The property is
totally surrounded by lots ~qual in size and area and the Board agrees
with the reasoning of the applicant.
The Board finds that strictapplication of the Ordinance would pro-
duce practical difficulties or unnecessary hardship; the hardship
created is unique and would not be shared by all properties alike in
the immediate vicinity of the property and in the same use district;
and the variance will not change the character of the neighborhood and
will observe the spirit of the Ordinance.
On motion by Mr. Douglass, seconded by Mr. Tuthill, it was
RESOLVED, that Carol Lounsberry, 191 Manell Avenue, Islip, New
York, be GRANTED permission to divide property with insufficient width
and area. Location of property: East side of North Sea Drive, Southold,
New York, bounded on the north by Boyle and Stoll; east by Sound View
Avenue; south by Dews and Palmer; west by North Sea Drive; upon the
following conditions:
(1) There shall be no further subdivision of this property.
(2) Approval of the Suffolk County Planning Commission

Please be advised that at a regular meeting of the Southold
Town Board of Appeals on July 26, 1979, they passed the following
resolution relative to the above-captioned matter:
RESOLVED, that Carol Lounsberry, 191 Manell Avenue,
Islip, New York, be GRANTED permission to divide pro-
perty with insufficient width and area. Location of
property: East side of North Sea Drive, Southold, New
York, bounded on the north by Boyle and Stoll; east by
Sound View Avenue; south by Dews and Palmer; west by
North Sea Drive upon the following conditions:
(a) There can be no further subdivision of this
property.
(b) Approval of the Suffolk County Planning Com-
mlSS1OR.
I have received the Suffolk County Planning Commission
Approval which finalizes this action. Miss Lounsberry is now
entitled to sell her property if she so desires. The Acting
Chairman of the Board of Appeals will sign the decision in this
matter on August 16, 1979, after which I will send you a copy.
