After investigation and inspection the Board finds that the
applicant requests permission to erect an over-size electrical sign
12 feet in width by a total height of 17 feet. The sign would contain
12 panels to advertise the tenants of the shopping center in addition
to ornamentation describing the shopping center. The Board finds that
the present sign ordinance of the Town is adequate and proper for the
residential, business and industrial uses of the Town and disagrees
with the reasoning of the applicant.
The Board finds that strict application of the Ordinance would
not produce practical difficulties or unnecessary hardship; the hardship
created is not unique and would not be shared by all properties alike in
the immediate vicinity of this property and in the same use district;
and the variance will change the character of the neighborhood and will
not observe the spirit of the ordinance.
On motion by Mr. Gillispie, seconded by Mr. Douglass, it was
RESOLVED, that Lim-Con Enterprises, 1455 Vets Highway, Hauppauge,
New York, be DENIED permission to construct a sign which exceeds the
height and area requirement for ground signs. Location of property: North
west corner of Factory.Avenue and Main Road, Mattituck, New York, bounded
on the north by Bethany Cemetery Association; east by Bethany Cemetery
Association; south by Main Road (State Road 25); west~by Factory Avenue

Town Clerk's Office

Re: Application of "Lim-Con Enterprises" (#2530),
Town of Southold (SD-79-1).
Dear Mr. Gillispie:
Pursuant to the requirements of Sections 1323 to 1332 of the Suffolk County
Charter, the Suffolk County Planning Commission on May 2, 1979 reviewed the above
captioned application and after due study and deliberation Resolved to disapprove
it because of the following:
1. There appears to be no demonstrable grounds of practical difficulty or
unnecessary hardship at the site;
2. It would tend to establish a precedent for further oversized signs along
Main Road; and
3. It would tend to perpetuate "visual pollution" and result in the aesthetic
degradation of the streetscape.
