having insufficient area and frontage, as shown on the attached survey by Young &
Young, dated November 28, 1978.

REASON FOR APPEAL Continued
1. STRICT APPLICATION OF THE ORDINANCE would produce practical difficulties or unneces-
sa~ HARDSHIP becau~ the property is surrounded on the north and south by very
small lots, all of which are smaller than the two lots applicants would like to
create. The house and garage are on the northerly portion of the property,
leaving the southerly portion of the property vacant. The old frame buildings
on the southerly portion of the property are to be removed or relocated in the
near future.
2. The hardship created is UNIQUE and is not shared by all properties alike in the immediate
vicinity of this property and in this use district because of the relation a£ t2~is F.roperty
to the smaller lots on either side.
3. The Variance would observe the spirit of the Ordinance and WOULD NOT CHANGE THE
CHARACTER OF THE DISTRICT b~au~ the proposed division of the lots will permit
applicants' property to conform to the surrounding properties. Because the
applicants' property is inbetween the smaller properties, granting this applica-
tion would not create a precedent for the creation of other undersized lots in
the iF~ediate vicinity. The frontage of the two proposed lots will be greater
than the frontage of either of the two lots to the north.
