REASON FOR APPEAL

1. STRICT APPLICATION OF THE ORDINANCE would produce practical difficulties or unneces-
san/HARDSHIP because applicant would be unable to use his property
consisting of 42,861 square feet, for a one family residence
2. The hardship created is UNIQUE and is not shared by all properties alike in the immediate
vicinity of this property and in this use district because all other properties in the
immediate vicinity have been either granted the access variance, or
abut. a Town road, or are on an approved filed map subdivision.
3. The Variance would observe the spirit of the Ordinance and WOULD NOT CHANGE THE
CHARACTER OF THE DISTRICT because applicant would be just one more
family using an existing well-traveled right of way servicing the
subdivision known as Harbor Lights, and that the subject property
has 258.46 feet frontage on said right of way, which is well-traveled,
and well over 15 feet wide, as well as 306.68 feet road frontage
on Schooner Drive, a possibly undedicated road as shown on Map of
Harbor Lights, which road has been open to the public for over 10 years.
