The hardship created is UNIQUE and is not shared by all properties alike in the immediate vicinity of this property and in this use district because, to the applicantS' own knowledge, it is the.only la,reel to/have be~n unintentional!y merged with another through inadver- tence a~ the time of purchase; If sUch'merger had not occurred, this application would be Confined solely to the question of a side yard variance for a fifty foot lot. As such, failure to ~nt a variance would be the ~ as.declaring.that.the 'lot cot~ld not be utilized for any type of structure, and the value of this fine business prop- erty would be drastically reduced. 3. The Variance would observe the spirit of ~he Ordinance and WOULD NOT CHANGE THE CHARACTER OF THE DISTRICT because the laroposed use of this /mid by the appliemlts is directly in line with the objective of creating and ~aintaini.~g a clean, well- designed business district for the Town of Southold. The parcel of land which the applicants desire to improve is no lesser in width than others in the vicinity and, unlike ~any existing businesses, will provide appropriate off-street pa~king for its owners and clients.
