Quitclaim dee~s and a survey map will be forthcoming. The agreed-upon bo,mdary starts at a tangent point on the north side of New Suffolk Avenue, about 838 feet east of Meadow Lane, and runs ina northerly direction parallel ~o Neadow Lane (N.13o 81* 40RE) about 400 feet until it lntersec:s the center line of the small west gutter, then follows the center line of said gutter and of the associated salt pond to the north bound- ary of the Ales property. This will leave the Ales ~arcel with '~aboht ~-3/~ acres. It is evident that this proper~y could be divided into two lots, each having the required area and highway frontage, but this would result in a long narrow lot on New Suffolk Avenue. It is my opinion that a division of this property as requested in the petition is reasonable. It is also evident that there is adequate fresh water for two Iota because the .~p house shown on the map was used to sup- ply bungalows on Case s Beach.
