REASON FOR APPEAL
A Variance to Section 280A Subsection 3
A Variance to the Zoning Ordinance
is requested forthe reasonthat Petitioners would like to build a house on
property that is a corner lot, and therefore having two 50-foot
set-back requirements. Petitioners request a variance of the
footage requirement on Gagen's Landing Road only to be 35 feet.

REASON FOR APPEAL
Continued
1. STRICT APPLICATION OF THE ORDINANCE would produce practical difficulties or unneces-
sa~ HARDSHIP because Petitioners would not be able to build the house
they want due to the two 50-foot front yard set-back requirements.
2. The hardship created is UNIQUE and is not shared by all properties alike in the immediate
vicinity of this property and in this use district because this par~.icular pzzoperty
is a corner lot and is only 90 .feet wide.
3. The Variance would observe the spirit of the Ordinance and WOULD NOT CHANGE THE
CHARACTER OF THE DISTRICT because only a one-family dwelling will be
erected on these premises of essentially the same size as the other
residences in the area.
