SEQRA DETERMINATION: The Zoning Board of Appeals has visited the property under consideration in this
application and determines that this review falls under the Type 11 category of the State's List of Actions, without
further steps under SEQRA.
SUFFOLK COUNTY ADMINISTRATIVE CODE: This application was referred as required under the Suffolk
County Administrative Code Sections A 14-14 to 23, and the Suffolk County Department of Planning issued its
reply dated December 27, 2017 stating that this application is considered a matter for local determination as there
appears to be no significant county-wide or inter-community impact.
LWRP DETERMINATION: This application was referred for review under Chapter 268, Waterfront Consistency
review of the Town of Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy
Standards. The LWRP Coordinator issued a recommendation dated May 15, 2018_. Based upon the information
provided on the LWRP Consistency Assessment Form submitted, as well as the records available, it is
recommendation that the proposed action to legalize the as built deck and arbor is EXEMPT from Coastal
Consistency Review and that the proposed accessory garage addition located in other than the code required rear
yard is recommended as CONSISTENT with the LMW.
OFFICE OF THE SOUTHOLD TOWN ENGINEER: The application was referred for review to the Town
Engineer.The Town Engineer, in a letter dated May 18, 2018, advised that 1)the proposed renovation must include
drainage in compliance with Town Code Chapter 236. Proposed drainage plans can be submitted along with the
building permit application when and if the ZBA approves the garage addition. The as-built improvements should
also be required to comply with Chapter 236. A shallow drainage field should be designed to accommodate the
runoff from the arbor and this new drainage design should be proposed in a manner that will take any and all
backwash from the swimming pool. In conclusion, it is the Town Engineer's belief that the Town's Stormwater
Program and water quality of Hall's Creek would benefit from additional drainage in this area.
PROPERTY FACTS/DESCRIPTION: The property is located at 1671 Meadow Beach Lane, (Adj. to the Hall's
Creek and Great Peconic Bay) Mattituck, N.Y., SCTM#1000-1 16-4-16.4 is 212,810 square feet(4.885 acres). The
southerly line of the property measures 535.30 feet and is adjacent to Great Peconic Bay, the westerly line of the
property measures 411.87 feet along a stone driveway and a 20 foot right of way for access to Great Peconic Bay,
the northerly property measures 437.11 feet with the northeast portion adjacent to Hall's Creek and the easterly
property measures 425.11 feet and is adjacent to Hall's Creek. The parcel is over two acres of upland and five

acres in total with underwater land and marsh. The parcel is improved with a two-story residence with a two bay
garage in the front yard, a 15ft. by 16 ft. in-ground pool, a 46 ft. by 15 ft. in-ground pool, a 8 ft. by 8 ft. hot tub,
with a wood deck surrounding the pools and an attached arbor. The existing as-built arbor and deck(with attached
shower) is located adjacent to the larger in ground pool on the westerly side of the property as shown on the
updated survey by Nathan Taft Corwin III, L.S. dated July 13, 2016 and the Site Plan and Garage Addition
prepared by Thomas C. Samuels,Architect, dated November 12, 2015.
BASIS OF APPLICATION: Request for Variances from Article 111, Section 280-15; Article XXIII, Section 280-
124, and the Building Inspector's December 1, 2017, Amended February 7, 2018 Notice of Disapproval based on
an application for a building pen-nit to construct an addition to a nonconforming accessory garage, and to legalize
an "as-built" deck addition and an "as-built" accessory arbor; 1) proposed accessory garage addition located in
other than the code required rear yard; 2) "as-built" deck addition is located less than the code required minimum
front yard setback of 60 feet; 3) "as-built" arbor is located less than the code required minimum front yard setback
of 60 feet; located at: 1671 Meadow Beach Lane, (Adj. to the Hall's Creek and Great Peconic Bay)Mattituck, NY.
SCTM#1000-1 16-4-16.4.
RELIEF REQUESTED: The applicant requests variances to construct an addition to a nonconforming accessory
garage and to legalize the "as-built" deck with "as-built" arbor at 1671 Meadow Beach Lane, Mattituck, N.Y.,
SCTM#1000-116-4-16.4. The proposed addition on this conforming 212,810 square foot lot (105,926 square foot
upland) in the Agricultural-Conservation District, is not permitted pursuant to Article 111, Section 280-15, which
states; "in the Agricultural-Conservation District and Low-Density Residential R-80, R-120, R-200 and R-400
Districts, accessory building and structure or other accessory uses shall be located in the required rear yard." The
proposed accessory garage addition is located in the side yard. The "as-built" deck addition with "as-built" arbor
has a front yard setback of 14.9 feet, which requires a minimum front yard setback of 60 feet, as shown on the
updated survey by Nathan Taft Corwin 111, L.S. dated July 13, 2016 and the Site Plan and Garage addition drawn
by Thomas C. Samuels, Architect. The garage will expand from 2 bays to 3 bays (13 by 22 feet) with a loft for
storage and conform to the design of the residence as shown on the Site Plan drawings by Thomas C. Samuels,
Architect.
ADDITIONAL INFORMATION: Board members inquired about two outdoor showers that were identified
during a recent site visit, and asked the applicant's representative if the showers will remain. The applicant
promptly responded via email correspondence on June 7, 2018 indicating that the shower attached to the arbor will
remain, while the shower attached to the garage will not remain.
The Board members and applicant also discussed the existing poor condition of the accessory garage, the prospect
of an unintended demolition, and the applicant's responsibility to reapply to this Board, if demolition is warranted.
Also noted during the hearing, no drainage is in place, therefore the applicant will be required, per Town
Engineer's comments,to submit drainage plans.
FINDINGS OF FACT/REASONS FOR BOARD ACTION:
The Zoning Board of Appeals held a public hearing on this application on June 7, 2018 at which time written and
oral evidence were presented. Based upon all testimony, documentation, personal inspection of the property and
surrounding neighborhood, and other evidence,the Zoning Board finds the following facts to be true and relevant
and makes the following findings:
1. Town Law �267-WNWM. Grant of the variances or will not produce an undesirable change in the character
of the neighborhood or a detriment to nearby properties. The subject property is accessed by and is at the end of a

20 foot wide private Right Of Way. The parcel is adjacent to Hall's Creek and flagged wetlands. It is secluded and
no neighbors will be affected by the proposed expansion of the as built accessory garage or the as built deck and
arbor, both of which have been in existence for years without any negative impact to the community. Because of
the angle of the existing house, the garage is considered as "partially located in the house's side yard". The
addition to the garage improves a structure currently in disrepair with the proposed increase adding 286 sq. ft. to
the structure resulting in approximately 33% increase in size.
2. Town Law §267-bQ(b)(2)_- The benefit sought by the applicant cannot be achieved by some method, feasible
for the applicant to pursue, other than an area variance. Because of the irregular shape of the parcel, and the angle
at which the house is located on the property, the accessory garage, which is proposed to be renovated and
expanded, is partially in the non-conforming side yard and will therefore require variance relief. The as built deck
and arbor cannot meet the code required front yard setback of 60 feet because of the proximity to tidal wetlands
and Great Peconic Bay and will therefore require variance relief.
3. Town Law §267-b(3)(b)(3). The variances granted herein are mathematically substantial, representing 100%
relief from the code for the addition to the accessory garage and 75% relief from the code for both the as built
wood deck and wood arbor.. However, none of the as built accessory structures can be seen from other properties
and the setbacks are to a 20 foot R.O.W. which is only used as a foot path for a few other neighbors to access Great
Peconic Bay. The addition to the existing garage having an increased height (22 feet maximum) allows for a dry
storage area and retains the existing setbacks from the wetlands. The "as-built deck and arbor" provide shade and
space for family gatherings and they are located at a substantial distance from the Bay and wetlands.
4. Town Law V67-W)M(4) o evidence has been submitted to suggest that a variance in this residential
community will have an adverse impact on the physical or environmental conditions in the neighborhood. The
proposed additions are landward of protected areas, and the as built structures are located near a dead end portion
of a right of way and the improvements are isolated from neighbors. The applicant must comply with Chapter 236
of the Town's Storm Water Management Code.
5. Town Law §267-b(3)(b)(5). The difficulty has been self-created. The applicant purchased the parcel after the
Zoning Code was in effect and it is presumed that the applicant had actual or constructive knowledge of the
limitations on the use of the parcel under the Zoning Code in effect prior to or at the time of purchase.
6. Town Law �267-b. Grant of the requested relief is the minimum action necessary and adequate to enable the
applicant to enjoy the benefit of expanding the existing garage and making legal the "as-built deck" and "as-built"
arbor, while preserving and protecting the character of the neighborhood and the health, safety and welfare of the
community.
RESOLUTION OF THE BOARD: In considering all of the above factors and applying the balancing test under
New York Town Law 267-B, motion was offered by Member Acampora, seconded by Member Dantes, and duly
carried,to
GRANT the variances as applied for, and shown on the survey prepared by Nathan Taft Corwin, 111, L.S. last
revised July 13, 2016 and site plan and plan elevations prepared by Thomas C. Samuels, Architect dated November
12, 2015. (Plan elevations are dated October 6, 2015)
SUBJECT TO THE FOLLOWING CONDITIONS:
1. All structures on the subject property(the dwelling, accessory garage, accessory arbor and all backwash
from the as built swimming pool) must include drainage in compliance with Chapter 236.

2. No Certificate of Occupancy from the Building Department shall be issued until a drainage plan for the
entire site is reviewed and approved by the Town Engineer and installed by the applicant."
3. If it is determined during construction that a demolition of the existing accessory garage is necessary,the
applicant must reapply to the ZBA for additional relief, since a demolition is not a deminimus change from
the relief granted herein.
4. The loft above the garage shall be used for storage only, and not be used for habitation.
5. There shall be no plumbing accessible to the storage area.
That the above conditions be written into the Building Inspector's Certificate of Occupancy, when issued
Any deviationftom the survey, site plan andlor architectural drawings cited in this decision will result in delays
andlor a possible denial by the Building Department of a buildingpermit, and may require a new application and
public hearing before the Zoning Board ofAppeals.
Any deviationftom the variance(s)granted herein as shown on the architectural drawings, site plan andlor survey
cited above, such as alterations, extensions, or demolitions) are not authorized under this application when
involving nonconformities under the zoning code. This action does not authorize or condone any current orfuture
use, setback or other feature of the suhject property that may violate the Zoning Code, other than such uses,
setbacks and otherfeatures as are expressly addressed in this action.
The Board reserves the right to substitute a similar design that is de minimis in nature for an alteration that does
not increase the degree of nonconformity,
CONDITIONS FOR"AS BUILT" MPROVEMENTS:
I. The applicant must apply to the Building Department for a building permit for the "as built"
improvement(s) within 30 days of the date of this decision and submit same to the Office of the
Zoning Board of Appeals or a written request for an extension to the Board of Appeals setting forth the
reason(s)why the applicant was unable to obtain a building permit in the time allotted.
2. The applicant must obtain a Certificate of Occupancy from the Building Department for the %s built"
improvement(s)and submit same to the Office of the Zoning Board of Appeals within six(6) months of
this decision, or a written request for an extension to the Board of Appeals setting forth the reason(s)why
the applicant was unable to obtain a Certificate of occupancy in the time allotted.
3. The "as built" improvement(s) may not be used until a Certificate of Occupancy has been obtained
4. At the discretion of the Board of Appeals, failure to comply with the above conditions may render this
decision null and void.
Pursuant to Chapter 280-146(B) of the Code of the Town of Southold any variance granted by the Board of
Appeals shall become null and void where a Certificate of Occupancy has not been procured,and/or a
subdivision map has not been filed with the Suffolk County Clerk,within three(3)years from the date such
variance was granted. The Board of Appeals may,upon written request prior to the date of expiration,
grant an extension not to exceed three (3) consecutive one(1)year terms.

Dear Chairperson and Board:
The Building Department is ready to issue the certificate of occupancy for the "as built"
structures under building permit 444328. The Building Department has requested that the ZBA
extend the variance for the purposes of issuing the certificate of occupancy.
To refresh your recollection,the applicant requested the following variances:
1. Garage renovation and two-story addition to garage(new work)-variance for a garage in
other than the rear yard.
2. decks with wood planters (as built)- front yard setback to the right of way
3. covered deck with outdoor grill&pool equipment(as built)- front yard setback to the
right of way
Once the variances were granted the applicant obtained Southold Town Trustees and
NYSDEC approvals for all structures on the property. The Trustees approval was issued on May
15,2019 and NYSDEC on June 13, 2019. A building permit was thereafter issued.
The work moved as quickly as possible, interrupted by COVID-19 delay, material
shortages, and inspection schedules. All the work was completed by December 22, 2020, subject
to receipt of the Trustee's Certificate of Compliance.
The Trustee's permit includes all the structures (garage addition and"as built" structures)
under one wetland permit,the Certificate of Compliance cannot be issued until all structures
shown on the permit are completed. The Trustee's permit required recording of Covenants &
Restrictions for the non-disturbance areas. The Trustees require Certified Copies by the Suffolk
County Clerk of the recorded documents. We prepared the C&R's promptly,however, obtaining
certified copies of the recorded C&Rs took four months due to the Suffolk County Clerk
COVID-19 procedures. The C of C was issued by the Trustees on March 26, 2021.
The Certificate of Occupancy can now be issued.

Dear Chairperson and Board:
We respectfully request an extension of time for filing of the
permits.
The Board granted the requested variances on June 25, 2018 with
conditions . The conditions were to file for building permits for
the "as built" improvements within 30 days of the decision and
certificates of occupancy within 6 months thereafter.
However, prior to being able to file for building permits with
the building department, the building department required both a
Trustees and NYSDEC permit for the proposed and existing structures.
The plans required modifications to conform to the requirements
of the Trustees and NYSDEC. As soon as the drawings were ready,
applications to both the Trustees and NYSDEC were promptly filed for
the proposed garage and the "as built" structures.
The Southold Town Trustees issued their permit on May 15, 2019
(#9460 herein enclosed) and the NYSDEC issued their permit on June
13, 2019 (herein enclosed) .

provided on the LWRP Consistency Assessment Form submitted, as well as the records available, it is
recommendation that the proposed action to legalize the as built deck and arbor is EXEMPT from Coastal
Consistency Review and that the proposed accessory garage addition Iodated in other than the code required rear
yard is recommended as CONSISTENT with the LWRP.
;OFFICE, OF THE SOUTHOLD TOWN ENGINEER: The application was referred for review to the Town
Engineer.The Town Engineer,in a letter dated May 18,2018, advised that 1)the proposed renovation must include
drainage in compliance with Town Code Chapter 236. Proposed drainage plans can be submitted along with the
building permit application when and if the ZBA approves the garage addition. The as-built improvements should
also be required to comply with Chapter 236. A shallow drainage field should be designed to accommodate the
runoff from the arbor and this new drainage design should be proposed in a manner that will take any and all
backwash from the swimming pool. In conclusion, it is the Town Engineer's belief that the Town's Stormwater
Program and water quality of Hall's Creek would benefit from additional drainage in this area.

TERMS AND CONDITIONS
The Permittee Neil&Amy McGoldrick residing,at 1671 Meadow'Beach Lane„Mattituck.,New
York as part of the consideration for the issuance of the Permit does understand and prescribe to
the following: -
I. That the said Board of Trustees and the Town of Southold are released from any and all
damages,or claims for damages,of suits arising directly or indirectly as a result of any
operation performed pursuant to this permit,and the said Permittee will,at his or her own
expense, defend any and all such suits initiated by third parties,and the said Permittee
assumes full liability with respect thereto,to the complete exclusion of the Board of Trustees
of the Town of Southold.
2. That this Permit is valid for a period of 24 months,which is considered to be the estimated
time required to complete the work involved,but should circumstances warrant,request for
an extension may be made to the Board at a later date.
3. That this Permit should be retained indefinitely,or as long as the said Permittee wishes to
maintain the structure or project involved,to provide evidence to anyone concerned that
authorization was originally obtained.
4. That the work involved will be subject to the inspection and approval of the Board or its
agents, and non-compliance with the provisions of the originating application may be cause
for revocation of this Permit by resolution of the said Board.
5. That there will be no unreasonable interference with navigation as a result of the work herein
authorized.
6., That there shall be no interference with the right of the public to pass and repass along the
beach between high and low water marks.
7., That if future operations of the Town of Southold require the removal and/or alterations in the
location of the work herein authorized,or if,in the opinion of the Board of Trustees,the work
shall cause unreasonable obstruction to free navigation,the said Permittee will be required,
upon due notice,to remove or alter this work project herein stated without expenses to the
Town of Southold.
8. The Permittee is required to provide evidence that a copy of this Trustee permit has been
recorded with the Suffolk County Clerk's Office as a notice covenant and deed restriction to ;
the deed of the subject parcel. Such evidence shall be provided within ninety(90)calendar
days of issuance of this permit.
9.. That the said Board will be notified by the Permittee of the completion of the work
authorized.
10. That the Permittee will obtain all other permits and consents that may be required
supplemental to this permit,which may be subject to revoke upon failure to obtain same.
11. No right to trespass or interfere with riparian rights. This permit does not convey to the
permittee any right to trespass upon the lands or interfere with the riparian rights of others in
order to perform the permitted work nor does it authorize the impairment of any rights,title,
or interest in real or personal property held or vested in a person not a party to the permit.

The Board of Town Trustees took the following action during its regular meeting held on
Wednesday, May 15, 2019 regarding the above matter:
WHEREAS, Patricia C. Moore, Esq., on behalf of NEIL&AMY McGOLDRICK applied to the
Southold Town Trustees for a permit under the provisions,of Chapter 275 of the Southold Town
Code, the Wetland Ordinance of the Town of Southold, application dated March 21, 2019, and,
WHEREAS, said application was referred to the Southold Town Conservation Advisory Council
and to the Local Waterfront Revitalization Program Coordinator for their findings and
recommendations, and,
WHEREAS, the LWRP Coordinator recommended that the proposed application be found
Inconsistent with the LWRP, and,
WHEREAS, the Board of Trustees has furthered Policy 6.3 of the Local Waterfront ;
Revitalization Program to the greatest extent possible through the imposition of the following
Best Management Practice requirements: issuing a permit for the structures and establishing
and perpetually maintaining a 10'wide non-turf buffer; and
WHEREAS, a Public Hearing was held by the Town Trustees with respect to said application
May 15, 2019, at which time all interested persons were given an opportunity to be heard, and,
WHEREAS, the Board members have personally viewed and are familiar with the premises in
question and the surrounding area, and,
WHEREAS, the Board has considered all the testimony and documentation submitted
concerning this application, and,
WHEREAS,the structure complies with the standards set forth in Chapter 275 of the Southold
Town Code,

safety and general welfare of the people of the town,
NOW THEREFORE BE IT,
RESOLVED, that for the mitigating factors and based upon the Best Management Practice
requirement imposed above, the Board of Trustees deems the action to be Consistent with the
Local Waterfront Revitalization Program pursuant to Chapter 268-5 of the Southold Town Code,
and,
RESOLVED, that the Board of Trustees APPROVE the application of NEIL&AMY
McGOLDRICK for the existing 495sq.ft. garage to be renovated and two-story addition
constructed to existing garage; total size of garage 36'x22.5' (758sq.ft.);for the as-built existing
structures consisting of a 2,342sq.ft. two-story dwelling; at-grade irregularly shaped wood decks
with wood planter, covered deck with outdoor grill and pool equipment 2,263sq.ft.; in-ground
pool 44'x15', hot tub 8'x8' and kiddy pool 14'x15':total sq.ft. 969sq.ft.; and existing pool fence
enclosure;with the condition to establish and perpetually maintain a 10'wide non-turf buffer
from the bocce ball court to the north and to the south of bocce ball court; and as depicted on
the revised site plan prepared by Samuels &Steelman Architects last dated June 10, 2019, and
stamped approved on June 11, 2019.
Permit to construct and complete project will expire two years from the date the permit is signed.,
Fees must be paid, if applicable, and permit issued within six months of the date of this
notification.

I have been contacted by your office to review an application for variance regarding
the above referenced property for compliance with Town Code and more specifically Chapter
236 Stormwater Management. The property survey has been prepared by the office of
Nathan Corwin, L.S. last dated 7/13/16. The Site Plan and Garage Addition have been
prepared by the office of Samuels & Steelman dated 11/12/15.
This property and its previous developments are located immediately adjacent to Hall's
Creek. The plans provided do not show or indicate that any stormwater drainage structures
exist at this location. Therefore, and at a minimum, the garage renovation must include
drainage in compliance with Chapter 236. This item can be submitted along with the building
permit application when and if the ZBA approves the garage addition.
The existing as-built arbor is located immediately adjacent to a swimming pool. These
improvements should also be required to comply with Chapter 236. A shallow drainage field
should be designed to'accommodate the runoff from the arbor and this new drainage design
should be proposed in a manner that will take any and all backwash from the swimming pool.
Without modifications to the existing residence, Town Code Chapter 236 does not
require drainage. If the ZBA considers new drainage for the existing residence to be a
reasonable requirement based on the approvals requested, additional drainage designs for
the residence can also be required by the ZBA.
Based on the existing conditions in this general area, I believe that the Towns
Stormwater Program and the water quality of Hall's Creek would benefit from additional
drainage in this area. If you have any questions regarding this matter, please contact my
office.

Based upon the information provided on the LWRP Consistency Assessment Form submitted to this
department, as well as the records available to me,the proposed actions to legalize an"as-built"deck
addition and an"as-built" accessory arbor; 2) "as-built" deck addition is located less than the code
required minimum front yard setback of 60 feet; 3) "as-built" arbor is located less than the code required
minimum front yard setback of 60-feet are EXEMPT from LWRP review pursuant to:
§ 268-3. Definitions. MINOR ACTIONS item'T"which states:
F. Granting of individual setback, lot line and lot area variances, except in relation to a
regulated naturalfeature or a bulkhead or other shoreline defense structure or any activity
within the CEHA.
The proposed accessory garage addition located in other than the code required rear yard is
recommended as CONSISTENT with the LWRP. The location achieves a greater setback to the marine
wetland.
Pursuant to Chapter 268, the Southold Town Zoning Board of Appeals shall consider this
recommendation in preparing its written determination regarding the consistency of the proposed action.

REASONS FOR APPEAL(additional sheels may be used with preparer's signature):
AREA VARIANCE REASONS:
(1) An undesirable_change will not be produced in the CHARACTER of the neighborhood or a
detriment to nearby properties if granted,because:
The parcel is over two acres of upland and five acres in total with underwater land and marsh.
The existing house is along the water and the existing garage is in front of the house. However,
due to the angle of the existing house, the garage is "partially located in the house's side yard".
The original garage was constructed in 1973 (permit #6252) and an addition to the garage was
constructed in 1991 under building permit #19881. The garage needs to be renovated and the
owners wish to expand the garage by one bay. The proposed expansion and renovation will
provide for a three car garage. The improvements to the garage are intended to improve the
architectural design of the garage to match the architectural style of the house and make
structural repairs and renovate the garage. Due to the proximity of the water dry storage over
the garage is necessary.
The parcel is secluded and no adverse impact will be produced by this garage addition, or by the
as built deck and arbor, to the character of the neighborhood. The right of way is a dead end
"paper road"providing access to the Bay.
(2) The benefit sought by the applicant CANNOT be achieved by some method feasible for the
applicant to pursue,other than an area variance,because:
The location of the house is on an angle,facing the Halls Creek and the proposed garage is in the
"front yard"of the house. The addition is proposed to the existing garage which was constructed
years ago (1973). The garage addition can not be constructed without a variance due to the
location of the existing garage. The arbor and deck are on the rear of the house, providing
shade next to the pool. The right of way is for neighbor's beach access. There is no vehicular
use the right of way beyond the McGoldrick driveway. The McGoldrick's house is the last house
on a private road before the beach.
The pool was constructed in 1993 (BP#21733) and the location of the deck and arbor is around
the existing pool.
(3) The amount of relief requested is not substantial because: The location of the addition is not
visible from the road or neighboring properties. The property is at the end of a private road
which leads to the Bay. The addition is 13' x 22' one storage bay to the existing garage. The
storage to the existing garage is being expanded to provide more dry storage and also improve
the architectural look of the garage. The arbor and deck are behind the house and the right of
way has limited use. The structures were located away from the water and wetlands.
(4) The variance will NOT have an adverse effect or impact on the physical or environmental
conditions in the neighborhood or district because: The addition to the existing garage is
maintaining the existing setbacks from the wetlands (75') and the deck and arbor are landward
of the bulkhead along Hall's Creek. This body of water is protected by the Hall's Creek wetlands
and marsh area which is owned by McGoldrick.

Please send the enclosed Legal Notice, with both a Cover Letter including your telephone
number and a copy of your Survey or Site Plan (filed with this application) which shows the
new construction area or other request, by CERTIFIED MAIL, RETURN RECEIPT
REQUESTED, to all owners of property (tax map with property numbers enclosed), vacant or
improved, which abuts and any property which is across from any public or private street.
Use the current owner name and addresses shown on the assessment rolls maintained by the
Southold Town Assessors' Office, or Real Property Office at the County Center, Riverhead. If
you know of another address for a neighbor, you may want to send the notice to that address as
well. If any letter is returned to you undeliverable, you are requested to make other attempts to
obtain a mailing address or to deliver the letter to the current owner, to the best of your ability,
and to confirm how arrangements were made in either a written statement, or during the
hearing, providing the returned letter to us as soon as possible;
AND not later than Ma 29th: Please either mail or deliver to our office your Affidavit of
Mailing (form enclosed) with parcel numbers, names and addresses noted, along with the
green/white receipts postmarked by the Post Office. When the green signature cards are
