Dear Mr. Haje:
Pursuant to your letter dated July 26, 1988 regarding the
recreation of separate status of (2) residential parcels which
inadvertently merged, please be ~dvised that the Planning Board
has jurisdiction in regard to subdivisions.
We suggest that you contact the Planning Board in reference
to the subdivision. After this question has been answered, we
would appreciate your contacting this office and we will be happy
to make a determination regarding jurisdiction for the house
construction for each lot.
Should you have any further questions, please do not

Dear Mr. Haje:
The Department has reviewed your January 2, t991 letter and revised plan.
Although the plan has been revised to eliminate the need for a variance from
the required 75 foot setback from tidal wetlands, the applicant's proposal
still requires a sighificant variance from the 40,O00.square foot lot size
requirement. This is not acceptable to the Department since alternatives exist,
such as constructing one dwelling on the entire lot.
In addition, SEQRA]ead agency coordination for this proposal can not be
completed because the Southold Department of P~anning and Town Board-of Appeals
have not yet received applications from Mr. Romeo. Please contact Mr. Robert
G. Kassner at the Town PlaDning Board Offices at (516) 765-1938 for additional
information.

I can find no record of a recent resubdivision of this
property. The survey indicates that this property is part of an
old filed map, which we do not have a record of in this office.
I suggest you obtain a copy of the filed map from the tax
assessor's office. Failing that,- ask the applicant to supply you-
w~th a copy of' the filed map. If~the proposed new lots are
identical to the lots on the old filed map, then applicant just
needs Health Department approval, as well as Trustee approval
before obtaininq a Building permit.
If proposed lots do not match up exactly with the metes and
bounds of those on the old filed map, Mr. Romeo must file an
amendment of a lot line on a filed map with the Planning Board
before he does~anything else. '
