Alec, George #2921 109 ± 11/24/81 '¢/¢+ D~, 7 granted permission to construct and enlarge porch. ~/ ~ ~ 22445 Main Road, Cutchogue 4M , Southold Town Board of Appeals MAIN ROAD - STATE ROAD 25 SOUTHOLD, L.I., N.Y. 11971 TELEPHONE (516) 765-1809 ACTION OF THE ZONING BOARD OF APPEALS Appeal No. 2921 Application Dated November 2 , 1981 TO: [Appellant (s) ] Mr. George Alec Main Road Cutchogue, NY 11935 At a Meeting of the Zoning Board of Appeals held on November 24 , 1981 the above appeal was considered , and the action indicated below was taken on your [ ] Request for Variance Due to Lack of Access to Property New York Town Law, Section 280-a [ ] Request for Special Exception under the Zoning Ordinance Article , Section [x ] Request for Variance to the Zoning Ordinance Article III , Sectiorg 100-31 and 100-36 [ ] Request for 8 :15 p.m. Upon application of George Alec , Main Road, Cutchogue, NY for a Variance to the Zoning Ordinance, Article III, Sections 100-31 and 100-36 for permission to construct and enlarge porch with a reduction of frontyard setback at 22445 Main Road, Cutchogue, NY; bounded northwest and northeast by Cutchogue Joint Venture; southwest by Cross; south and southeast by Alec and Main Road; County Tax Map Parcel No. 1000-109-1-7 . By this appeal, applicant seeks permission to construct a 15 ' front porch (enlarged from its original size of 91 ) leav- ing a setback from the front property line of approximately 23 feet. The board at the time of inspection of the premises notes that the dwelling directly across the street has a frontyard setback of approximately seven feet from its front property line. It is the feeling of the board that applicant' s request is minimal , less than 10% of a variance from the requirements of the zoning code together with its established setback, and this project will not affect the character of the neighborhood. In considering this appeal , the board determines that the variance request is not substantial; that the circumstances herein are unique; that by allowing the variance no substantial detriment to adjoining properties would be created; that no adverse effects will be produced on available governmental faci- lities of any increased population; that the relief requested will be in harmony with and promote the general purposes of zoning; and that the interests of justice will be served by allowing the variance. On motion by Mr. Douglass, seconded by Mr. Goehringer, it was RESOLVED, that the application of George Alec in Appeal No. 2921 be GRANTED AS APPLIED FOR. Location of Property: 22445 Main Road, Cutchogue, NY; County Tax Map Parcel No. 1000-109-1-7. Vote of the Board : Ayes : Messrs. Doyen, Douglass, Goehringer and Sawicki.
