Environmental Consulting on behalf of GEORGE & DEBRA CORITSIDIS requests a Wetland Permit for the existing one-story ±73.8'x30.2' dwelling with walk out basement and attached 23.8'x32' two-car garage with deck above; construct a 16sq.ft. one-story addition; a 70sq.ft. covered porch; relocate existing 64sq.ft. open wood deck; and to construct a 319sq.ft. one- story addition to dwelling. Located: 1800 Cedar Beach Road & 265 Orchard Lane, Southold. SCTM# 1000-89-2-3 & 5.1 It is my recommendation that the as —built structures (existing one-story ±73.8'x30.2' dwelling with walk out basement and attached 23.8'x32' two-car garage with deck) above are INCONSISTENT with the below listed Policy Standards and therefore is INCONSISTENT with LWRP. 6.3 Protect and restore tidal and freshwater wetlands. A. Comply with statutory and regulatory requirements of the Southold Town Board of Trustees laws and regulations for all Andros Patent and other lands under their jurisdiction 1. Comply with Trustee regulations and recommendations as set forth in Trustee permit conditions. The structures were constructed without a Board of Trustee permit. The proposal to construct a 16sq.ft. one-story addition; a 70sq.ft. covered porch; relocate existing 64sq.ft. open wood deck; and to construct a 319sq.ft. one-story addition to dwelling are recommended as CONSISTENT with the LWRP provided that: 1. The Board requires non-turf, vegetated buffer be established landward of tidal wetlands which includes the existing vegetation to provide greater function and value. All buffers should be required to be shown on plans. 2. Verify compliance with Chapter 236 of the Southold Town Code requirements. Pursuant to Chapter 268, the Board of Trustees shall consider this recommendation in preparing its written determination regarding the consistency of the proposed action. f Town of Southold pn LWRP CONSISTENCY ASSESSMENT FORM D E C E U DEC 0 A. Before answering the questions in Section C, the preparer,of this form should review the exempt minor action list, policies and explanations of each policy contained in the Town of Southold Local Waterfront Revitalization Program. A proposed action will be evaluated. as to its siQnifican_t beneficial and adverse effects upon the coastal area(which includes all of Southold.Town). 3.
