SCTM# 1000-71-2-3 The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the Town of Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy Standards. Based upon the information provided on the LWRP Consistency Assessment Form submitted to this department, as well as the records available to me, it my recommendation that the action is INCONSISTENT with the below listed Policy Standards and therefore is INCONSISTENT with LWRP provided: 1. The setback of the proposed residence and pool does not comply with Policy 1. They project further seaward than the adjacent residences. Policy 1. Foster a pattern of development in the Town of Southold that enhances community character, preserves open space, makes efficient use of infrastructure, makes beneficial use of a coastal location, and minimizes adverse effects of development. The policy is intended to foster a development pattern that provides for beneficial use of the environmental, historical, and cultural coastal resources of the Town of Southold while maintaining and building on its traditional economic base. The primary components of the desired development pattern are: ...enhancing stable residential areas, and preserving agriculture, open space and environmentally sensitive coastal resources. Development that does not reinforce the traditional land use pattern of the Town of Southold would result in a loss of the community and landscape character of Southold. •yt?ve'as t'i ;fes'' ,'' x ;.fCS.c.F"4t r 3 r Lt xi.''f'.N,''' a5. °M'?K r ',z'.. ` •Gs•i .ti <s y.. "S,.,d{ZyT '"5 1".^Z'-J1+. 1Fs+i "^w ".t- 2: J• N r Y 4r •rfy`gs _ 1 1"b.iY' 4' ',Y 7` 'tea F OF '4 > J.t. .e s ` vti t i z--'_a ^• a dQ.•y y»+. v. .'. 1P.'F}'rz K, ' - T^4'°✓ifsr.. { 4a Fs r P.: 'c'' < .,,.4 b d j.; .t;q 1t,=t•.r, f ! +vt^„i, `+aft t '' •J Y c 9 ,w x,y'4F,S rborpL.ight"s iv:!'r..,y zF cl t`.vs + x ../nJ t rl q Goo,7 e a z •,_ - xz Titj { .Tzt bi'. _15a'r'.f•eJ'a.;-•-••,l t 7•,, r.Yr ''...,s ev t n t i _ o t i n-' Gas 1 1 111 • • 1 • - •. • ••• • ••• •' • ••• • - • - •• • • I 1 •I• 1 • - • - - • -•_ • • • • • • 00 -• • Town of Southold D E C E ( LWRP CONSISTENCY ASSESSMENT FORM DEC 0 2 2016 A.
