Dear Mrs. Hagen:
Confirming my conversation of this date, please be advised that
the Southold Town Trustees have no regulatory authority under
Town Law for the Subdivision of Real Property.
We and the C.A.C. generally act in an advisory capacity with the
Planning Board when a question on wetlands arises. In order to
maintain the process as uncomplicated as possible we are
returning your check and map at this time.
If a question of wetland yield is returned to the Trustees by
the Planning or the Zoning Board of Appeals, you may have to
apply at that time.

Board of Appeals
The following is in response to your request of April 18,
1990 for comments on application No. 3925.
The Planning Board is not in favor of this potential minor
subdivision unless Health Department approvals can be obtained
for separate water and sewage systems. The Planning Board is
not sure if the smaller house has its own well and septic system.
The wetland area around the pond should be flagged in order
to determine the total buildable area of the second lot.
Further, the Trustees and the Conservation Advisory Council
should be asked for their input on the accuracy of the wetlands
line. A permit from the Trustees may be required because this
pond is listed on the Town's freshwater wetland inventory.
