During our review of your application, the following deficiencies were identified: • The application was not submitted at least 60 business days prior to the scheduled event, as required; • No valid site plan approval by the Southold Town Planning Board to alter the two story farm house into an event venue and to allow a catering use has been obtained. As described in my letter of May 11, 2017 to Breeze Hill Farm, which denied a special event that was planned for the Southold High School, and a letter of denial from the Southold Town Attorney, William Duffy, dated September 6, 2016 responding to a special event scheduled for September 17, 2016, it has been established that a special event permit cannot be issued until the Southold Town Planning Board grants a site plan approval to legalize alterations that support a change in use of the property for onsite catering and event activities. I've attached herein both letters. Based on the foregoing, your application has been denied. Pursuant to Section 205-6 of the Southold Town Code, an applicant who is denied a permit by the Chairperson of the Zoning Nage 2, Breeze Hill Farm May 11, 2017 Board of Appeals may apply to the Town Board for reconsideration of the applications by filing an appeal with the Town Clerk within ten (10) days of the date of denial. Adequate temporary sanitary facilities must be provided by applicant for this event and applicant agrees to remove the temporary facilities from the premises within 48 hours after the day of the event. 8. On-site food preparation is NOT permitted, although food may be catered subject to all Suffolk County Department of Health regulations. 9. NO activities associated with this event including but not limited to parking ingress/egress/access tent(s) or temporary structure(s), or temporary sanitary facilities shall be conducted on Town of Southold Purchase of Development Rights land. 10. The farm has been denied special event permits based upon lack of site plan approval. Other Farms are consistently granted special event permits that do not have site plan approval, such as Salt Air Farm, Cutchogue, New York. Breeze Hill Farm grows and sells at its farm stand: apples, peaches, pairs, onions, blueberries, tomatoes, eggplant, peppers, basil, oregano, tyme, parsley, sage, rosemary, peas and eggs from forty (40) egg laying chickens. In comparison, Salt Air Farm does not have a farm stand, does not grow produce, and advertises on the internet as a wedding venue.
