The site is currently improved with an existing single family dwelling, garage, and guest house; and the owners would like to demolish and replace the dwelling and garage with new structures, as preliminarily depicted on the enclosed plot plan prepare by Lake Flato Architects, Inc., dated March 20, 2018. The new dwelling would be located farther from the top of bluff than the existing dwelling, but for various reasons not all the way to a 100' setback. Adding complexity to the site is the fact that due to the recently modified definition of"bluff' in Section 275-2 of the Town Code, the slope separating the structures and developed portion of the property from the beach is defined variably as a bluff or bank, depending on its varying height and steepness, as depicted on the enclosed, marked up copy of the survey by Kenneth M. Woychuk Land Surveying. This variability is also obvious to the naked eye. Therefore, we will have the corners of the proposed structures staked out prior to April 11 u, and would like the Board to visit the site with the architect and me for the purpose of providing us with some initial feedback based on your own assessment of the site conditions and proposed structures.
