THIS INDENTURE,made the 24th day of January,in the year 2018

and Steven McCafferty,
residing at l I Henry Lewis Lane,Riverhead,NY 11901,
as executor of the last will and testament of Bernard A.McCafferty a/k/a Benard McCafferty,late of Suffolk
County,deceased,party of the first part,and Gerald M.Doroski,residing at 65 August Lane,Greenport,NY 11944,and
Gary Doroski,residing at 425 Monsell Lane,Cutchogue,NY 11935,
party of the second part,
WITNESSETH,that the party of the first part, to whom letters testamentary were issued by the Surrogate's
Court of the State of New York for the County of Suffolk on June 11,2014 and updated on'September 12,2.017 under
File No.2014-2048,
and by virtue of the power and authority given in and by said last will and testament,and in consideratioh of
$390,000.00 dollars,
paid by the party of the second part,does hereby grant and release unto the party of the second part,the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying
and being in the Town of Southold,County of Suffolk and State of New York,known and designated as and by the Lot
Number 18, on a certain map entitled, "Map of Yennecott Park" and filed in the Office of the Clerk of the County of
Suffolk on October 91, 1968 as Map No.5187,which said lot is bounded and described according to said map as follows:
BEGINNING at a point on the Southerly side of Long Creek Drive distant 450.57 feet Westerly from the corner formed
by the intersection of the Southerly side of Long Creek Drive with the Westerly side of Laurel Avenue,said beginning
point also being where the division line between Lots 17 and 18 according to said map intersects the Southerly side of
Long Creek Drive;
RUNNING THENCE South 9 degrees 30 minutes 40 seconds East along said Lot, 146.21 feet to the Northerly line of Lot
35;
THENCE South 74 degrees 12 minutes 30 seconds West along said Lot, 146.64 feet to the division line between Lots 18
and 19;
THENCE North 9 degrees 30 minutes 40 seconds West along said division line, 170.26 feet to the Southerly side of Long
Creek Drive;
THENCE North 83 degrees 42 minutes 00 seconds East along the Southerly side of Long Creek Drive, 145.00 feet to the
point or place of BEGINNING.
SAID PREMISES BEING KNOWN AS 1050 Long Creek Drive,Southold,New York 1 1971.
BEING AND INTENDED TO BE the same premises made by Joan Shepard and conveyed to the party of the first part by
deed dated 1/29/2008 and recofdcd 2/14/2008 in Liber 12540 at page 651.
TOGETHER with at[ right, title and interest, if any, of the party of the first part of, in and to any streets and
roads abutting the above-described premises to the center lines thereof;
TOGETHER with the appurtenances,and also all the estate which the said decedent had at the time of decedent's death in
said premises, and also the estate therein, which the party of the first part has or has power to convey or dispose of,
whether individually,or by virtue of said will or otherwise;
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part,the heirs or successors and
assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever,except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the
payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word"party"shall be construed as if it read"parties"whenever the sense of this indenture so requires.
