~he main entrance to this subdivision from ~.~ill Rced is on ~iller's Road and will be on
ab~at 250 ft. of 36 ft. width asphalt pavement in the Jackson Landing Subdivision. At
the end of the wide pavement, Miller's Road becomes a narr~ one way as~qalt pavement
anproximate~y 10 ft. in width. ~here is one t~rnout for passing along the ~.4%nos property
froutage. ~his section of the road is in good condition to the easterly limit of the
sub divi si on.
The road on the west side of the properties (Young's R.O.W.) is also one way for a width
of l0 ft.~ and has some minor depressions and surface brea~s. It o~ppears that s~one chips
were used at some time for stabilization. 5hL~ road is in only fair condition.
~he road on the south side of the subdiv-~sion and others, (Holbrook Lane), is one way with
a width of 8 ft._~ . It has some stabilization with stone chins ~nd other material, qhis
road is also in only fair condition.
Road Heco~endstions
~he above ro~ck~ ~ith the exception of Miller's Ro~d at this time are generally acceptable
for present amount of light traffic. However, I ~ould recomm~end that Young's R.O.W.
Holbrook Lane be undated with a 2" course of store blend for their respective widths.
~hergency vehicles will h~ve to make T turfs in o~mar's drivewaRS to exit from the
subdivisi on.
Drainage Problem
I went over this matter with ~,h~. E. Jahn who is a propa"~ owner adjacent to fne proooaed
~ncs Subdivision and itt. A. Pitre, a nearby resident who was slso familiar ~ith the-situa-
tion. Heavy rain r,auoff from the area, now Lots Nos. 1,2,3 and 4, gces to a low area on
+he north side of Holbrook Lane. ~;ater ponds there as the Holbrook Lane Road is higher
at this point. ~"he l~.f area is on the Jahn property and ~lso in Lot No. 4 of the sub-
division. (No+e contour 15 on ~he Van Tuyl ~.~p). %'~e~ the rainfall is excessive, ~he low
area floods and overflows the road. ~he runoff continues toward the inlet between Lo+~ Nos.
8 and 9. These lots have frontage on +~he south side ~f Holbrook Lane and flooding has
hanoened there, i was sho;.~ evidence of such oc~.~rrences. According to i~. Jahn, the
flooding situation started at least l0 years ago ~nd may be d~ to clearing on both sides
of ~iolbrook Lane. At one time the above-mentioned low area was wooded. '~ith the con-
struction of houses, clearing and landscape wcrk in the subdivision lots, the amount of
monoff ~rill be greater ~,nd increase the flooding sitLu%tion.
Provided +hat the subsoil in the subdivision lots is sand and gravel (should be checked by
test pits), +he m~noff ~o Holbrook Lane c*ald be reduced by installing leschirg basins or
small T~0e~ B recharge basins near the south ends of Lot, s Nos. l, 2 and 3. Also, a medium
size Tyne B recharge basin could be ins+ailed in the lo~ area at Lot No. 4 if the ground
wa+er there is not too high. ~here is no easy solution to this drainage problem.
