Dear Mr. Stanley:
The Southold Town Board of Trustees reviewed your letter dated February 5, 2018 and
the survey prepared by Peconic Surveyors, P.C., dated June 2, 2017, and determined
that the proposed alterations and additions of your home are out of the Wetland
jurisdiction under Chapter 275 of the Town Wetland Code and Chapter 111 of the Town
Code.
Therefore, in accordance with the current Wetlands Code (Chapter 275) and the
Coastal Erosion Hazard Area (Chapter 111) no permit is required.
Please be advised, however, that no clearing, no removal of vegetation, no cut or
fill of land or removal of sod, no construction, sedimentation, or disturbance of
any kind may take place within 100' landward from the top of the bluff, or seaward
of the tidal and/or freshwater wetlands jurisdictional boundary or seaward of the
coastal erosion hazard area as indicated above, without further application to,
and written authorization from, the Southold Town Board of Trustees pursuant to
Chapter 275 and/or Chapter 111 of the Town Code.
It is your responsibility to ensure that all necessary precautions are taken to prevent any
sedimentation or other alteration or disturbance to the ground surface or vegetation
within Tidal Wetlands jurisdiction and Coastal Erosion Hazard Area, which may result
from your project. Such precautions may include maintaining adequate work area
between the tidal wetland jurisdictional boundary and the coastal erosion hazard area
and your project or erecting a temporary fence, barrier, or hay bale berm.

Dear Trustees:
We are proposing to do a small renovation on our house at 2485 Bay Ave in
Mattituck. This requires a variance because the original 1950 bungalow,to which
we propose to add a 2nd floor,is 0.4 feet too close to the property line. Since the
property fronts on wetland,we need a letter of non-jurisdiction from the Trustees.
The project that we are proposing consists of the following modifications:
1) addition (16 x 20) of a second floor over the original 16 x 20 bungalow,
2) addition of a sun room(16x14),,
3) replacement of a 35 year old deck with a new deck.
These modifications to the original bungalow and the 1975 addition are indicated
on the attached.survey on which the wetlands have been marked by a Suffolk
Environmental Consulting Inc.
Additionally,we grant permission for the Trustees to come on the property and
examine the situation.
